Roof surveys across KT14: what to expect
Most houses have more than one roof to look at. Flat roofs over extensions, garages and dormers are common in felt, EPDM rubber, GRP or asphalt. They’re included alongside the main roof, including signs of standing water, splits and tired upstands. Flat roofs often need attention long before the main roof. A felt roof frequently lasts around 15 to 20 years, and GRP up to about 30. We’re frequently asked to look into worn lead at chimneys and abutments and water stains on rafters and ceiling joists, on chimney stacks, flat roofs and the roof space.
The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit typically takes between one and two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.
- You let us know the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- We email a written report with photos and recommendations.

Homes and roofs across KT14
From Byfleet, Pyrford and West Byfleet to smaller places, people across KT14 use a roof survey to plan ahead. A report helps you sort small faults before they let water in.
Across London and the South East, older homes often have slate or clay tiles, while many later ones have concrete tiles, and flat-roofed extensions and dormers are common everywhere. Each roof in KT14 is checked with its age and materials in mind.
Byfleet: If you let a flat or house near Byfleet & New Haw station, the gap between tenancies is a good time to have the roof looked at. If you look after a shop, office or commercial unit, for example near The Peacocks, knowing the roof’s condition lets you budget for work rather than pay for emergencies.
What you can safely check yourself
If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
A DIY look is useful, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground, and those are details a survey looks at closely.
Surveys for landlords and agents in KT14
Letting agents can arrange access with tenants. We survey seven days a week, which helps when tenants work during the week.
Buyers’ agents can book surveys on behalf of their clients. Reports are emailed, so they’re easy to pass on.
What this survey can’t tell you
Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:
- Confirmation of asbestos in soffits or cement sheets
- Whether the roof structure meets design loads
- Defects hidden under coverings or inside walls without opening up
How we price roof surveys
The price reflects the time and kit the roof needs. That comes down to:
- If the survey needs thermal imaging or a drone
- The height of the building and how the roof can be seen safely
- Which survey package you book
- Extra roofs, like extensions, dormers or garages
Roof survey starts from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.
Helping us price your survey
Before you get in touch, it’s useful to have:
- Photos of the roof, taken safely from the ground or a window
- Access details, such as a loft hatch or a shared roof
- Why you want a survey: buying, a leak, a storm or new work
- The kind of building and roof involved
Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just phone 07833 053749 or email us when you’re ready.
Why get it checked now?
Hidden gutters and valleys can fail without warning. An overflow there sends water indoors. We look at them before they cause trouble.
What to check before booking
- Whether you get a written report with photos
- Whether any drone flown is registered with the CAA
- Which viewpoints they use to see the roof
- Which limits apply to the survey
FAQs for KT14
Is it the same as a RICS Level 2 or Level 3 survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do I need to be at home?
Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Each report includes photographs.
How long does the visit take?
Allow about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We will confirm what to expect when we arrange the visit.
Can you check whether my roof contains asbestos?
No. We don’t carry out asbestos surveys or testing. Where materials might contain it, we say so in the report so a specialist asbestos surveyor can check before any work.
Can you survey in bad weather?
Some surveys depend on the weather more than others. Drones cannot fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions are not right, we’ll talk to you about another date.
Do you give a life expectancy for the roof?
We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. Instead, we set out what’s sound, what’s wearing and what to do first.
