Tips from our surveys

Nothing here needs a ladder. A few suggestions:

  • Check we will be able to get into the loft space
  • Find out whether the roof has been replaced or patched
  • Check the lease for roof repair responsibilities
  • Arrange the survey as soon as your offer is agreed

The Standard Survey includes a follow-up consultation to talk the findings through, while Premium includes a consultation in person. If anything in the report isn’t clear, ask us.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

About our pre-purchase roof survey in Byfleet

A full home survey looks at the whole property, so the roof is one item among many. Our survey is not a RICS survey, and it doesn’t replace one. What it adds is a closer look at the roof alone, with photos and written recommendations you can act on. You can have both. We survey gutters and downpipes, flat-roofed extensions and dormers and the roof space, and people most often book us about standing water on a flat extension roof and gutters that overflow or drip at the joints.

Smaller places like Byfleet often have bungalows and cottages as well as houses, many of them extended or given dormers over the years. Low roofs are easier to see from ground level, but dormer cheeks, valleys and flat-roofed additions still need close attention. That applies whether you are buying in Byfleet or checking a new roof there. Snags and wear both tend to show at dormer lead work and along flat-roof edges.

What you get is a clear record of the roof on the day we saw it. It’s useful right away, and a good reference for later, for instance when you want to check whether anything has changed.

What we look for on each type of roof

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Rotten pegs let tiles slide.

Natural slate

Many older homes in London and South East England have slate roofs. We look for slates that have slid, cracked or gone, and for clips or tingles that show past repairs.

Common roof problems in Byfleet

The fixings and underlay frequently fail before good slates or tiles do. Natural slate can last 100 years or more, but corroded nails let slates slip. It is a frequent finding on older houses and easy to miss from ground level.

Look out for signs like these:

  • Worn or lifted lead flashings
  • Gutters that overflow or drip at the joints
  • Patch repairs that may hide an ongoing problem
  • Loose pots and cracked flaunching

With Byfleet Manor about 0.6 miles south-east, the area around Byfleet has a long history. When you buy an older home, the roof’s age, past repairs and any listing all affect what you might spend later.

Questions to ask before you book

  • How long the report takes to arrive
  • Whether the inside of the roof is included
  • Whether you get a written report with photos
  • What the survey will not cover

What a good roof survey covers

When you need someone else

Our findings are based on what we can see safely on the day, so some things are outside what a survey can do:

  • Structural calculations (that is a structural engineer’s job)
  • Asbestos testing of any kind
  • Walls, floors, services and rooms below the roof

If in doubt, ring 07833 053749 or use the contact form and we will recommend the right survey. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Flat-roofed extensions and dormers
  • The roof space
  • Natural slate
  • Lead flashings and valleys
  • Gutters and downpipes
  • Clay and concrete tiles

What we do, step by step

Every roof is different; as a rough guide, the survey takes an hour or two at most homes, and about three to four hours for a commercial roof. You are welcome to ask questions while we’re there. With a bit of garden around a house, as there frequently is around Byfleet, the roof can be viewed from several angles. Mention any side of the property we can’t get to. Inside, the loft is checked where it can be reached safely.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photos and recommendations before you exchange.

Before we arrive

  • Move anything stored under the loft hatch
  • Leave side gates unlocked
  • Point out any leaks or damp patches

Booking a survey

Our price is from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or use the contact form with the details.

Related advice

What affects the price in Byfleet

The price reflects the time and kit the roof needs. That comes down to:

  • Features like valleys, chimneys, dormers and parapets
  • The roof’s overall size
  • Commercial roofs and larger buildings
  • If the survey needs thermal imaging or a drone

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. You will know the figure before booking.

Getting in touch

There is no need for technical words. It’s enough to tell us:

  • Where water is showing inside, if it is
  • Pictures from the garden or a window, if you have them
  • The type of building and roof, like pitched or flat
  • Your postcode, so we can check access and travel

Booking is simple: just phone 07833 053749 or use the contact form, let us know about the property and we will explain which survey suits. The price is agreed up front.

Questions from Byfleet

Is my home in Byfleet listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you carry out roof surveys in Byfleet?

We do. Every survey there gets the same written report with photographs.

Will you need to get into the loft?

If it can be arranged, yes. From the roof space we can see staining, timbers and underlay. If we can’t get in, the report says so.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Do you inspect the roof from on top?

Only where it is safe. We also inspect from ground level, upper windows and the loft space.

Do you use drones?

Where it’s applicable and safe, yes. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

How long does a pre-purchase roof survey take?

It typically takes about one to two hours at most homes, and about three to four hours for a commercial roof. The report follows within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Pre-purchase roof surveys around Byfleet

If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Whether you’re buying or checking new roofing work, knowing the materials helps make sense of what the inspection finds.

For an older house near a landmark such as Church of St Mary the Virgin, older patch repairs can hide behind a tidy front slope, and the survey looks past them. If you own a rental within reach of Byfleet & New Haw station, a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
