Roof leak investigation in Byfleet

Moisture readings and thermal imaging are used where they’re useful. Moisture detection confirms where timbers, plaster or insulation are damp. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. Thermal imaging works best after a sunny day, on a dry roof with little wind. We survey chimney stacks, flat roof details and valleys and parapet gutters, and people most frequently book us about drips from nail tips in a cold loft and damp ceilings under a flat roof.

Around Byfleet, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast is not always rain from above, which is why it is worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

What happens on the day

It helps to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. It helps us focus on what matters most to you. Most visits take about one to two hours for most homes, though a hard-to-trace leak can take longer. In a smaller place like Byfleet, parking is seldom the issue; lanes, gates and long drives are worth mentioning. On bungalows and lower roofs, much can be seen from ground level, with the loft showing the underside.

  1. You pick a Basic, Standard or Premium Survey.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We inspect inside and out, starting from the stain.
  4. Where it’s useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Byfleet: your questions answered

How do I find out if my home in Byfleet is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Is Byfleet within the area you cover?

Yes. Byfleet is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Can you tell me if my roof has asbestos?

No. We do not carry out asbestos surveys or testing. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings and suggest a specialist asbestos surveyor checks them before any work.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How experienced are you?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs.

Is it the same as a RICS Level 2 or Level 3 survey?

No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof and can sit alongside a RICS survey.

Will you check the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement.

What happens if roof problems are left?

Leaks tend to get worse, not better. Wind lifts loose slates further and gaps widen. An investigation now gives you time to plan the work. In an older home around Byfleet, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you need to know.

Do you need a roof leak investigation in Byfleet?

Condensation is often mistaken for a leak. Warm, moist air from the house rises into a cold roof space and condenses, particularly where ventilation is poor. Drips from nails and damp underlay are typical signs.

A survey makes sense if you’ve noticed:

  • Leaks at a dormer or roof window
  • Damp patches next to the stack
  • Damp ceilings under a flat roof
  • Water dripping from rafters or underlay

Trees in and around Manor Farm shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

What to check before booking

  • Whether the price includes VAT
  • What follow-up you get after the report
  • What’s outside the scope of the survey
  • What the report includes, and whether it has photos

Byfleet roofs and the weather

Byfleet Manor, about 0.6 miles south-east, is one of the historic houses in the wider area around Byfleet. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these roof types has its own typical places for water to get in.

If your home is one of the older ones in the streets near Church of St Mary the Virgin, water on an older roof tends to find its way in at the lead, the valleys or the chimney. If you look after a shop, office or commercial unit, for example near The Peacocks, finding where water is getting in quickly keeps disruption down.

What affects the cost of roof leak investigations

Prices vary from roof to roof, and it comes down to:

  • The number of roofs, including extensions and garages
  • The package you choose: Basic, Standard or Premium
  • If the survey needs thermal imaging or a drone
  • House, block, shop or office

Prices quoted always include VAT, and the written report is part of the package. Roof leak investigation starts from £150, including VAT. Size, height and access decide where your roof falls.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Pictures of the roof from a safe spot, if you have them
  • Why you want a survey: buying, a leak, a storm or new work
  • Where any leaks, stains or damp patches show inside
  • Your postcode, so we can check access and travel
