How a roof leak investigation works in Brooklands
Our roof leak investigations cover Brooklands and the wider South East. We visit on weekdays, Saturdays and Sundays. We look inside and out, at flashings, valleys, chimneys, gutters and flat roof details. You get a report with photographs and recommendations. If it is leaking right now, contain the water and keep it clear of electrics, then ring 07833 053749 or send us an email. Common reasons to book are leaks that appear only in driving rain and drips from nail tips in a cold loft, on valleys and parapet gutters, flat roof details and rooflights and dormers.
Around Brooklands, chimneys on older homes are a common source of leaks, at the flashings, the pointing or the mortar round the pots. Damp on a chimney breast is not always rain from above, which is why it is worth tracing properly. The stack, its flashings and the loft space beside it are all worth checking.
It is not only a list of defects. It explains what we found, why it matters and what we recommend.

Your questions about roof leak investigations in Brooklands
Do you cover Brooklands?
We do. Every survey there gets the same written report with photographs.
Do you cover smaller places like Brooklands?
Yes. Brooklands is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Let us know about access, parking and anything unusual about getting there as you book.
Does the investigation include the repair?
The investigation is about finding the cause. The repair itself is a separate job. The report shows where the water gets in and what should be done.
How quickly is the report sent?
It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.
Will you definitely find the leak?
We can’t promise it. Water can travel a long way, and some leaks only show in particular storms. If we can’t be sure, the report ranks the possible sources.
Does this replace a RICS home survey?
No. We look at the roof, not the whole building, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.
Why is the stain in a different place from the leak?
Rain that gets in will run along whatever it lands on. On a pitched roof it often runs down a rafter before it finds a way through the ceiling. Following that route is what our investigation does.
What a roof leak investigation looks like in Brooklands
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Different coverings let water in at different points, which shapes where the search starts. Historic houses such as Byfleet Manor, about 1.7 miles south, show how far back building in the area around Brooklands goes. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.
Landlords with a home close to Weybridge station may find that finding the cause of a leak fast keeps a tenant’s home dry and the work focused. The streets around a church such as Church of St Charles Borromeo are often among the oldest in a place, and if your home is one of the older ones nearby, lead flashings, valleys and old chimneys are typical places for water to get in.
Brooklands is about 1 mile south-west of Weybridge, in Surrey. Wherever you are in Brooklands, we can come and survey your property, on a weekday, Saturday or Sunday. Brooklands is one of the places in Surrey we cover for roof leak investigations. We also survey roofs in Guildford.
Roof leak investigations in KT13 and KT14 are booked the same way as anywhere else. Whether your property is on Segrave Close, Railton Close and Locke King Road or a nearby road, we can help. Brooklands sits on or near the B374. Close by, we survey roofs in St George's Hill (1 mile north-east), Byfleet (1 mile south), Weybridge (1 mile north-east), New Haw (1 mile west) and Whiteley Village (1 mile east). Further out, we also cover Guildford (9 miles south-west), Woking (5 miles south-west), Camberley (12 miles west), Epsom (8 miles east), Redhill (15 miles south-east) and Ewell (9 miles east).

How the survey changes by roof type
Slate and tile slopes
Ridge and hip tiles can loosen as their mortar cracks. Rain can then run in at the ridge.
Lead flashings
Mortar fillets are sometimes used instead of lead. Fillets crack and pull away over time, and water runs down behind them.
The survey, step by step
On the day, we start by asking what you’ve noticed and what you need to know. We then inspect everything that can safely be seen. The survey usually takes about 1–2 hours, more where the leak is intermittent or the roof is large. Some parts of a survey depend on the weather, so a visit to Brooklands is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.
- We start with your notes and photos of the leak.
- We examine the damp area and the rooms near it.
- In the loft, we follow any signs of water back towards the roof.
- Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
- We email a written report showing where the water most likely gets in.
How to prepare
- Leave side gates unlocked
- Agree roof access with the managing agent if it is shared
- Buyers: confirm access with the estate agent or seller

What we’re asked to look at in Brooklands
Condensation is often mistaken for a leak. Moist air from bathrooms and kitchens condenses on the cold underside of the roof, particularly in lofts with blocked eaves. Drips from nails and damp underlay are typical signs.
Most people get in touch after spotting one of these:
- Drips from nail tips in a cold loft
- Water dripping from rafters or underlay
- Damp walls below an overflowing gutter
- Leaks at a dormer or roof window
If you run a hotel or guest house in or near Brooklands, a roof problem can mean rooms out of use.
Before booking any roof surveyor
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- How long the report takes to arrive
- What follow-up you get after the report
- Whether the price includes VAT
Checking the roof from ground level
After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, as it helps a surveyor trace the cause.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What a roof leak investigation does not cover
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Defects hidden under coverings or inside walls without opening up
- Whether rotten timbers meet design loads
- The repair itself (the investigation finds and reports the cause)
If in doubt, call 07833 053749 or email us and we will point you to the right survey. The full list of what we check.

Surveys for landlords and agents in Brooklands
An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant ahead of time.
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.
