Gutter survey in Brooklands: what you get

Leaves, moss and silt are the usual reasons gutters block. Homes close to trees fill their gutters faster and moss from the roof slopes makes it worse. We note where gutters are clogged or holding water and where outlets or hoppers are choked and whether overflows are working. The photos show you exactly what we found. Blocked gutters are easy to put off, but they rarely get better. Typical surveys look at blocked outlets and hoppers and valley or box gutters that overflow inside, on valley gutters, fascias and soffits and outlets and hoppers.

In a smaller place like Brooklands, homes range from older cottages to bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention, and the fixings under the coverings matter too. The fixings under an older roof often fail before good slates or tiles do.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photograph where possible, with the urgent items made clear.

Brooklands homes and their roofs

Historic houses such as Byfleet Manor, about 1.7 miles south, show how far back building in the area around Brooklands goes. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

Anyone responsible for a site like Heathside School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. If you live near a park such as Woburn Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching.

Brooklands is about 1 mile south-west of Weybridge, in Surrey. Houses, flats, blocks and commercial buildings in Brooklands can all book gutter surveys, with a written report and photographs every time. Brooklands is one of the places in Surrey we cover for gutter surveys. We also survey roofs in Guildford.

Postcode districts we cover here for gutter surveys: KT13 and KT14. We cover properties on Segrave Close, Railton Close and Locke King Road and the roads around them. Brooklands sits on or near the B374. If you’re just outside Brooklands, we cover St George's Hill (1 mile north-east), Byfleet (1 mile south), Weybridge (1 mile north-east), New Haw (1 mile west) and Whiteley Village (1 mile east). Within a short drive, we also cover Guildford (9 miles south-west), Woking (5 miles south-west), Camberley (12 miles west), Epsom (8 miles east), Redhill (15 miles south-east) and Ewell (9 miles east).

Before and after the survey

Most of what helps is simple and safe from ground level. A few suggestions:

  • Check from ground level or a window, not a ladder
  • Ask for valleys and parapet gutters to be cleared too
  • Check for spilling water in a downpour
  • Note any damp stains below the gutters

Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. The photos help when you explain the work to others.

Get small faults like a dripping joint or loose downpipe sorted quickly. They tend to get worse and spilled water harms brickwork and woodwork.

What we do, step by step

We check the roof from outside and, where it is relevant and there’s safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. The whole visit typically takes about one to two hours for a house, while a commercial roof takes nearer three to four hours. Parking around Brooklands is normally easier than in a town centre, but mention lanes, gates or long drives. On bungalows and lower roofs, much can be seen from the ground, with the loft showing the underside, while taller roofs may need other vantage points or the drone where applicable.

  1. First, we agree the areas to focus on.
  2. We look along each run for debris, sagging and drips.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Getting ready for the survey

Advice

Different roofs, different checks

Plastic (uPVC) gutters

Older plastic gutters can turn brittle and split. We look at the joints, brackets and falls.

Aluminium and other metal gutters

Aluminium and other metal gutters are used on many newer and commercial buildings. Their joints and outlets still need checking.

What we are asked to look at in Brooklands

Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. A survey helps show where the water is coming from before more damage is done.

People typically book a survey after spotting something like this:

  • Leaves and moss blocking gutters
  • Gutters overflowing in heavy rain
  • Hoppers and outlets full of debris
  • Leaking or loose downpipes

If you let a flat or house near Weybridge station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • Are they insured for the work?
  • Which parts of the roof they’ll actually see
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the survey won’t cover

What’s in a roof survey

What we cannot see

Without opening up the roof, some things stay hidden, so a survey has limits:

  • The inside of buried drains
  • The inside of a downpipe along its whole length
  • Damage hidden inside walls or behind boards

If you’re not sure which survey you need, ring 07833 053749 or drop us an email and we will give you a straight answer. What a survey covers and does not.

  • Parapet and box gutters
  • Outlets and hoppers
  • Valley gutters
  • Fascias and soffits

Your questions about gutter surveys in Brooklands

How do I find out if my home in Brooklands is listed?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case.

Will you come out to Brooklands?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

What does the report include?

You get our findings in writing, part by part, with photos. Points are put by urgency where it matters.

Are you structural engineers?

No. Visible signs such as deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Will you check the drains below ground?

No, CCTV drain work isn’t part of this survey. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.

How quickly is the report sent?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Will you check if gutters are causing damp inside?

We check whether rainwater from the gutters is reaching the wall, through overflows, drips or damaged downpipes. We can’t see inside the wall itself, so the report covers what can be seen.

Leave it or get it looked at?

Climbing a ladder to look in the gutters yourself is risky. You can see drips and overflows from ground level but hidden gutters are another matter. Our survey covers everything that’s safely in view and records it with photos. Arranging work in a smaller place like Brooklands is easier with notice than in an emergency. A survey gives you that notice.

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, including VAT. We can help you choose the package that fits what you want to find out.
