Gutter survey in St George's Hill: what you get

Most gutters hang from the fascia boards at the eaves, so we look at the fascias and soffits too. Long-term overflowing can soften and rot timber boards and stain the soffits below. Older buildings, from before 2000, can have asbestos cement soffits, gutters or downpipes. We do not test for asbestos, but we flag anything that could contain it. We survey eaves gutters, parapet and box gutters and downpipes, and common reasons people get in touch are joints that drip after rain and leaking or loose downpipes.

In a smaller place like St George's Hill, some roofs stand more exposed to wind and rain than in a built-up town. Ridge tiles, verges, chimney stacks and flashings take the worst of it. A close look shows whether anything has started to loosen. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we look for on each type of roof

Cast iron gutters

A cracked cast iron downpipe can leak down the wall unseen, so we look closely at the walls around them.

Lead-lined valley and parapet gutters

We check the lining, the joints and the outlets as far as they can safely be seen. Lead is also a target for theft.

What happens if roof problems are left?

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Arranging work in a smaller place like St George's Hill is easier with notice than in an emergency. A survey gives you that notice.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the exact price before you book.

St George's Hill: your questions answered

Is St George's Hill within the area you cover?

Yes, St George's Hill is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

I let a flat near Weybridge station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just phone 07833 053749 or email us with the details, and we will talk through which survey suits.

How do I book a survey in St George's Hill?

The quickest way is to ring 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will point you to the right survey. Surveys run on any day of the week.

Do you check valley and parapet gutters?

Yes, where it is safe to see them. We look from vantage points, the roof space and the roof itself where safe, and by drone where it’s applicable.

Can a gutter survey explain damp on my walls?

The survey looks at whether rainwater is spilling onto the wall from overflows, leaking joints or loose downpipes. We cannot see inside walls, so we report on what’s visible.

Can you tell me if my old gutters contain asbestos?

No. We do not carry out asbestos testing. Where gutters, downpipes or soffits could be asbestos cement, we flag them so a specialist asbestos surveyor can check before any work.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. Where an engineer is needed, we say so in the report.

When you need someone else

It is a careful look at the gutter, not the whole story. Its limits include:

  • Blockages deep inside downpipes
  • Confirming asbestos in older rainwater goods
  • Rot or damp concealed behind fascias or inside walls

Gutter surveys around St George's Hill

Byfleet Manor, about 2.2 miles south, is one of the historic houses in the wider area around St George's Hill. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first.

For an older house near a landmark like United Reform Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Take a building like Manby Lodge Infant School: a written record of a large roof helps plan work for the holidays rather than in term time.

The survey, step by step

After the inspection, everything we found is written up as a report with photos, sent to you by email. On timing, it usually takes between one and two hours on an ordinary house, or half a day or so for a commercial building. Homes around St George's Hill often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is checked where it can be reached safely.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from the ground.
  3. Valleys, parapets and box gutters are inspected where they can safely be seen.
  4. Where it is safe, we check the loft for signs of water.
  5. A written report with photos and recommendations follows.

Getting ready for the survey

Signs you need a gutter survey in St George's Hill

Sometimes a gutter struggles with the area of roof draining into it. An extension or extra roof slope can add water to an existing gutter, and a heavy downpour shows up the problem.

We are often asked to look at:

  • Joints that drip after rain
  • Water backing up from a hidden gutter
  • Fascia boards damaged by overflowing water
  • Leaves and moss blocking gutters

If you own a rental within reach of Weybridge station, the gap between tenancies is a good time to have the roof looked at.
