How new roof snagging works in St George's Hill
Our snagging inspections cover St George's Hill and the rest of London and South East England. A visit usually takes between one and two hours for most houses, and longer for a large or complex roof. We inspect as far as it is safe to see including by drone where it applies. A photo report follows. We inspect on weekdays and at weekends. If you’ve noticed cracked lower roofs or marked walls after the work and underlay ending short at the eaves, a survey will tell you what’s going on.
In a smaller place like St George's Hill, homes are mostly houses and bungalows, from older cottages to more recent builds. Older roofs may still have their original slates or clay tiles, with fixings and underlay that have done a long stint. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Breathable membranes only appeared in the late 1990s, so older roofs often have bitumen felt or nothing at all.
If any part of the new roof couldn’t be seen safely, we say so in the report. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

What new roof snagging doesn’t cover
We only report everything that’s safely in view on the day, so some things are outside what a survey can do:
- Deciding who is at fault in a disagreement
- Pricing the remedial work
- Nails and clips under the slates or tiles
Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What a survey covers and does not.
What we check
- Ridges and verges
- Loft conversions and dormers
- Replacement roofs
- New-build homes
- New flat roofs
- Flashings and valleys
What we do, step by step
When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where applicable. The survey typically takes an hour or two for a typical new house roof, longer where the roof is large or complicated. Homes around St George's Hill often have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. Inside, the loft is looked at where it can be reached safely.
- We start by finding out what was replaced and what worries you.
- We check the tiles or slates, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and the underlay at the eaves are looked at.
- The loft space is looked at where safe, along with any mess or damage left after the work.
- We send a photo-illustrated written report of each snag.
Before we arrive
- Clear the way to the loft hatch
- Show us where any leaks or stains appear
- Jot down any questions you want answered

Byfleet Manor, about 2.2 miles south, is one of the historic houses in the wider area around St George's Hill. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs.
