Roof surveys across KT12

How a roof survey works in KT12

Roofs vary a lot across London and South East England. A Victorian or Edwardian terrace may have slate, a central valley gutter and parapet walls, while many post-war homes have concrete interlocking tiles. We adapt the survey to the roof in front of us. Older tiled homes may have clay plain tiles, and many homes have a flat-roofed extension too. Each part is checked in the way that suits it. We’re frequently asked to look into slipped, cracked or missing slates and tiles and water stains on rafters and ceiling joists, across chimney stacks, natural slate and flat roofs.

We’ll ask a few questions first, such as when any problem began and what work has been done before. The inspection then takes roughly 1–2 hours for most homes, depending on how many separate roofs there are.

  1. You let us know about the property and any concerns.
  2. We agree a date, on a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint, inside and out.
  4. We check the coverings, ridges, hips, valleys, flashings, chimneys and gutters, and photograph what we find.
  5. You receive a written report with photos and recommendations.

Roofs, chimneys and gutters across KT12

From Walton-on-Thames, Weybridge and Hersham to its smaller places, buildings across KT12 have roofs of every age. The usual weak points are fixings, flashings, chimneys and gutters.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in KT12 are where it normally shows.

Walton-on-Thames: The streets around a church such as St John are often among the oldest in a place, and if your home is one of the older ones nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. For landlords with property near Walton-On-Thames station, the gap between tenancies is a good time to have the roof looked at.

Different roofs, different checks

Chimney stacks

We look at the stack itself, not a flue, gas or sweep inspection. If a specialist is needed, we will say so.

Lead flashings and valleys

Flashings and valleys are where many leaks start. They get particular attention in every survey.

Why act early?

Before you put a home on the market, it helps to know the roof’s condition. You can deal with defects before a buyer’s surveyor finds them.

What to check before booking

  • Which viewpoints they use to see the roof
  • Whether VAT is added on top
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What the report includes, and whether it has photographs

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

After strong wind, take a look from the pavement or garden: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Don’t go up yourself.

What a survey costs

Our packages start from £150, inc. VAT. The price for your roof depends on:

  • Extensions, dormers and garages with roofs of their own
  • House, block, shop or office
  • Height and safe access
  • How big the roof is

Bigger, taller and commercial roofs take more time to survey, so the price reflects that. The price is confirmed before you book.

What to let us know when you get in touch

To price your survey accurately, we will ask about:

  • The kind of building and roof involved
  • Any stains, drips or damp patches you’ve seen indoors
  • Any photos you have, taken from ground level or a window
  • The property’s address and postcode

Unsure which package suits your roof? The easiest way is to ring 07833 053749 or send us an email and describe the roof and what’s worrying you. We will explain the options and the price.

Why roofs fail

The coverings are rarely the first thing to fail. On slate roofs, corroded nails let slates slip, which is known as ‘nail fatigue’. On tiled roofs, battens and pegs can rot, letting tiles move.

It’s worth booking a survey if you’ve seen:

  • Worn or blocked valleys
  • Crumbling chimney pointing or cracked flaunching
  • Cracked mortar along the ridge
  • Condensation or damp timbers in the loft

FAQs for KT12

How long have you been surveying roofs?

Over 5,000 surveys so far, over more than 20 years, and 98% of clients are satisfied.

Will you climb onto the roof?

Where it’s safe, yes. We also inspect from the ground, from windows and vantage points, and from the loft. The Premium Survey adds a drone where applicable.

What if it rains on the day?

Light rain is typically fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Which days do you carry out surveys?

Surveys run seven days a week. To arrange a date, ring 07833 053749 or use the contact form.

Does a roof survey replace a structural engineer?

No. Where we see something that needs a structural engineer, the report says so. Our survey is not a structural engineer’s report.

How long does the visit take?

Allow roughly 1–2 hours at most homes, and longer for a large or complex roof. We’ll confirm what to expect when we arrange the visit.

Will the report say how many years my roof has left?

Not as a figure. We describe the condition of each part of the roof and how it is wearing, and we say what needs attention and how urgently.
