Roof survey in KT13: how it works

We survey roofs in KT13 and across London and South East England. We carry out surveys on weekdays and at weekends. We hold professional indemnity and public liability insurance, and bring 20+ years’ experience. You get a written report by email, with photos and clear recommendations. Houses, flats and commercial buildings all follow the same careful process. When you’re ready to book, phone 07833 053749 or send us an email. We are frequently asked to look into water stains on rafters and ceiling joists and slates or tiles that have slipped or broken, across the roof space, clay and concrete tiles and chimney stacks.

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. A typical visit takes about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys.

  1. You pick the package that suits your roof.
  2. On the day, we start by hearing what you’ve noticed.
  3. We inspect and photograph every part of the roof we can safely see.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

What you will pay

Every price we give includes VAT, and the written report is part of the package. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

You’ll also find United Reform Church (within half a mile south), Heathside School (0.9 miles south-west) and St James CofE Primary School (less than half a mile north). A little further out are Elmbridge Museum (3.8 miles east) and No. 2 New Zealand General Hospital (1.4 miles north-east). Roof surveys across KT13: local notes

Across KT13, we survey roofs for owners, landlords and agents, from Walton-on-Thames, Weybridge and St George's Hill to the quieter places in between. Each report sets out what was seen, with photos and recommendations.

Autumn and winter storms across the South East find any loose slate, tile or ridge. Ridges, verges and flashings in KT13 are where it normally shows.

Weybridge: For landlords with property near Weybridge station, the gap between tenancies is a good time to have the roof looked at. Historic houses like Byfleet Manor, about 2.9 miles south, show how far back building around Weybridge goes. Older roofs nearby frequently mix original materials with later repairs, and the survey shows where each one is.

What this survey cannot tell you

We only report everything that’s safely in view on the day, so there are some things a survey can’t cover:

  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)
  • The condition of the rest of the building (that is a RICS home survey)
  • Faults hidden behind ceilings or boarding

Before and after the survey

Most of what helps is simple and safe from ground level. Our suggestions:

  • Let us know about past leaks
  • Look for debris in the garden after high winds
  • Do not climb onto the roof yourself
  • File the report with your home documents

With the Standard Survey you get a follow-up consultation, and the Premium Survey includes an in-person consultation. You can ask us about anything that isn’t clear.

After a storm, check the roof from the garden and the street. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

Can I check my roof myself?

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please do not climb up for a closer look.

Why roofs fail

The underlay under the coverings matters too. Breathable membranes only appeared in the UK in the late 1990s, so older roofs often have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.

Most people get in touch after spotting something like this:

  • Gutters that overflow in heavy rain
  • Loose chimney pots
  • Lifted, split or missing lead flashings
  • Standing water on a flat roof

What a survey costs

To price your survey, we check:

  • How tall the building is and how easy the roof is to see
  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • Extensions, dormers and garages with roofs of their own

All our prices include VAT. Our price is from £150, including VAT. We confirm the price for your roof before booking.

What to tell us when you get in touch

We’ll normally ask about:

  • What kind of property and roof it is
  • Where the property is, with the postcode
  • Dates you’re working to, such as exchange
  • Photos of the roof, taken safely from ground level or a window

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, so phone 07833 053749 or email us with the details.
