Need electronic leak detection in Weybridge?

Rented homes, blocks and businesses

Roof problems in a rented home affect tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Electronic leak detection in Weybridge: what you get

Not every flat roof suits electronic testing. Certain membranes conduct electricity and some roofs do not have a suitable layer beneath the membrane. If your roof is not suitable, we will tell you at the start. Telling us what you know about the roof’s membrane and layers helps, including drawings, specifications or the roofer’s paperwork. It saves a wasted visit. Typical surveys look at leaks that return after repairs and breaches around outlets and penetrations, on roof terraces and balconies, single-ply roofs and liquid-applied waterproofing.

In a town like Weybridge, plenty of shops, schools and business units have flat roofs. They’re easy to forget until water comes through a ceiling tile, and by then the insulation underneath may be wet. A survey, or electronic testing where the membrane suits it, shows what’s going on. If someone else manages the building, let us know so roof access can be arranged.

Findings are set out part by part, from the main slopes down to the gutters and outlets. You will see the good as well as the bad.

Questions from Weybridge

Do you carry out roof surveys in Weybridge?

Yes, Weybridge is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or drop us an email and let us know about the property.

Does a conservation area affect roof work in Weybridge?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you go up on the roof?

Only if it’s safe. We check everything that can be seen safely: from the ground, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where it applies. Anything we cannot see is noted in the report.

Can you survey a shared roof?

Yes, if the freeholder or managing agent agrees access. We look at the parts we are given access to, and the report makes that clear.

Do you survey on Saturdays and Sundays?

Surveys run seven days a week. To arrange a date, call 07833 053749 or email us.

When does the report arrive?

It depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

How much time does ELD need?

Testing usually takes a length of time set by the membrane area and the build-up, which we’ll explain when we quote.

Roof by roof

Green and ballasted roofs

Some layers may need lifting for testing. We explain what’s needed when we quote.

EPDM rubber roofs

EPDM is a long-lasting flat roof membrane, but punctures and seam failures still happen.

What we do, step by step

Every roof is different; as a rough guide, the survey takes a time that depends on the membrane area and the build-up, which we’ll explain when we quote. If you have questions on the day, just ask. A typical visit in Weybridge begins with the street side of the roof and then moves round the building. The back garden is often where extensions, dormers and rear slopes are best seen. Then, if it can be reached safely, we look in the loft.

  1. We ask about the roof, its age, its membrane and where leaks appear inside.
  2. The roof is assessed to see if electronic testing will work on it.
  3. The method depends on the membrane and what sits above and below it.
  4. Testing runs across the roof to locate breaches in the membrane.
  5. You get a report showing where each breach is, for your roofer to repair.

Before the survey

  • For a flat or shared roof, check access with the freeholder or managing agent
  • Keep pets out of the way during the survey
  • Leave side gates unlocked

What electronic leak detection looks like in Weybridge

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises. Byfleet Manor, about 2.9 miles south, is one of the historic houses in the wider area around Weybridge. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

The streets around a church such as United Reform Church are frequently among the oldest in a place, and if yours is one of the older homes nearby, flat-roofed rear additions and dormers added over the years are worth checking. For site and facilities teams at buildings such as St James CofE Primary School, a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Prices for electronic leak detection in Weybridge

When we price a survey, we consider:

  • House, block, shop or office
  • Whether thermal imaging or a drone is needed
  • Extra roofs, like extensions, dormers or garages
  • The shape of the roof and its details

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

Getting in touch

To price your survey accurately, we will ask about:

  • Any marks or damp showing indoors
  • Your postcode, so we can check access and travel
  • Photos of the roof, taken safely from the ground or a window
  • Your timetable, like an exchange date

You can call us seven days a week, including Saturdays and Sundays. To book or ask a question, call 07833 053749 or email us.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Signs you need electronic leak detection in Weybridge

Water travels under flat roof membranes. The stain inside can be far from the hole, so tracing it by eye is difficult.

We are often asked to look at:

  • Punctures from foot traffic or tools
  • Leaks through a covered membrane
  • New roofs to check before paving or planting
  • Stains far from any visible defect

Landlords with a home close to Weybridge station may find that the flat roof over a let home is worth a look before it becomes a tenant complaint.
