Weybridge homes and their roofs

Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying. Historic houses like Byfleet Manor, about 2.9 miles south, show how far back building in the area around Weybridge goes. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material.

If yours is one of the older homes in the streets near United Reform Church, the roof may have had decades of patch repairs, and the survey shows where they are. Landlords with a home close to Weybridge station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

How a pre-purchase roof survey works in Weybridge

We survey roofs for buyers in Weybridge and across London and South East England. Whether it’s a terrace, a semi, a detached house or a flat, we follow the same careful process. The report says what’s in good order, what isn’t and what to deal with first. We are insured for professional indemnity and public liability, with more than 20 years’ experience behind us. To arrange a survey, ring 07833 053749 or email us. If you are worried about flashings that have lifted or split and chimney mortar that has eroded, we can find out what’s behind it, on the roof space, gutters and downpipes and clay and concrete tiles alike.

In a town like Weybridge, older streets typically sit alongside post-war and newer estates. Older houses often have slate or clay tiles on timbers that have done decades of work, while many later ones have concrete interlocking tiles. Whether you’re buying or have just had a new roof, the checks depend on which you have, from fixings and underlay to ridges and valleys. Many older roofs also have felt underlay or none at all, which matters as much as the tiles.

The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we cannot see

Before you book, it’s worth knowing what a survey will not do:

  • The condition of the rest of the house (that’s a RICS home survey)
  • Structural calculations (that is a structural engineer’s job)
  • Faults hidden behind ceilings, boards or coverings

If you’re not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

What this survey covers

  • Natural slate
  • Chimney stacks
  • The roof space
  • Lead flashings and valleys
  • Clay and concrete tiles
  • Flat-roofed extensions and dormers
  • Gutters and downpipes

What a survey costs

The price reflects the time and kit the roof needs. The main factors are:

  • The size of the roof
  • The package you choose: Basic, Standard or Premium
  • Whether thermal imaging or a drone is needed
  • Height and safe access

The cost of a survey depends on the roof: its size, its height, how many sections it has and how it can be reached and seen safely. Our price is from £150, including VAT.

What we need to know

These details help when you contact us:

  • What kind of property and roof it is
  • How the loft is reached, if there is one
  • The address and postcode of the property
  • Pictures from the garden or a window, if you have them

For a price for pre-purchase roof surveys in Weybridge, call 07833 053749 or email us. The address, the type of property and what you’d like to know help us price the survey accurately.

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes about 1–2 hours at a typical home, though large, tall or awkward roofs take more time. In Weybridge, many roofs join a neighbour’s, so shared parts are looked at as far as they can be seen from your property. Tell us about any known leaks, past repairs or building work when you book.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. We arrange access with you, the agent or the seller, including the loft.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it is safe.
  5. You get a report with photos and recommendations before you exchange.

Getting ready for the survey

  • Make a note of anything you’d like us to look at
  • Point out any leaks or damp patches
  • Keep pets inside or away from the areas we are looking at

Booking a survey

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

Related advice

Checking the roof from the ground

What you cannot do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Tips that help

Small things make a difference, both for the survey and for the roof itself. Our tips:

  • Let us know your timetable
  • Find out whether the roof has been replaced or patched
  • For a flat, check who is responsible for the roof
  • Book once your offer is accepted

We email the report to you, with photos of each finding. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Findings are set out in plain English, and recommendations are ranked by urgency where that helps.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

For landlords and managing agents

Managing agents and residents’ management companies use roof surveys to plan maintenance. Recommendations are set out in order of urgency where relevant, which helps when budgeting.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Let us know about it when booking and we’ll plan the visit with that in mind.
