Chimney survey in Weybridge: what you get

A chimney survey is about the outside of the stack and the roof around it. It is not a flue inspection, a sweep or a gas safety check. For the flue itself, you’ll need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. If you are worried about staining on walls around the chimney and cracked or missing flaunching, a survey will tell you what’s going on, on shared and party-wall stacks, brick chimney stacks and flaunching alike.

In a town like Weybridge, most homes are houses whose owners look after their own roofs. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. The report sets out what needs attention, prioritised by urgency where relevant. The photos let you see the parts of the roof you cannot get to.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that is said too.

What this survey cannot tell you

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
  • Whether the flue is safe to use
  • What’s inside the brickwork or behind render, without opening up

If you’re not sure which survey you need, call 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Roofs we survey in Weybridge

  • Chimney pots and cowls
  • Brick chimney stacks
  • Chimney breasts
  • Flaunching
  • Shared and party-wall stacks
  • Lead flashings

Tips from our surveys

Here are a few things we’d tell any owner:

  • Leave close inspection to people with safe access
  • Have the flue swept and checked if you use the fire
  • Keep the report to compare against at the next survey
  • Look at the chimneys with binoculars after a storm

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where from the viewpoints we used.

Have aerial and dish brackets on the stack checked, and moved if they’re working it loose. Removing unused fixings takes strain off the brickwork.

Leave it or get it looked at?

For a buyer, the best time to learn about a chimney is before exchange. After that, any work is yours to arrange and pay for. A report gives you something specific to put to the seller. Once water reaches the loft insulation in a home in Weybridge, it loses much of its value and is slow to dry. That’s an extra cost on top of the roof work itself.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how safely it can be seen. Our price is from £150, including VAT.

Local roofs in Weybridge

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. With Byfleet Manor about 2.9 miles south, Weybridge sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If you look after a building such as St James CofE Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. The streets around a church such as United Reform Church are frequently among the oldest in a place, and if your house is among the older ones nearby, its chimney, valleys and lead work are likely to be the parts that need attention first.

Weybridge is about 7 miles north-east of Woking, in Surrey. In Weybridge, as across Surrey, every roof gets the same careful survey. We cover towns and villages across Surrey. You can also see our page for Guildford.

We work across KT13 and KT12 for chimney surveys and the streets around it. Local streets include High Street, Stafford Square and Park Lawn Road, all of which we cover. With the A317 and B373 close by, Weybridge is simple for us to get to. Neighbouring places we cover for chimney surveys include St George's Hill (1 mile south), Brooklands (1 mile south-west), Burwood Park (1 mile south-east), Shepperton (1 mile north) and Whiteley Village (2 miles south-east). We also work in nearby towns such as Guildford (10 miles south-west), Woking (7 miles south-west), Camberley (12 miles west), Epsom (8 miles east), Redhill (15 miles south-east) and Ewell (8 miles east).

Near you in Weybridge

Well-known places in the area include Elmbridge Museum (3.8 miles east) and No. 2 New Zealand General Hospital (1.4 miles north-east). Not far away are St Ann's Hill and Kempton Park Reservoirs.

Signs you need a chimney survey in Weybridge

Years of fires can affect the mortar inside a stack. Mortar can deteriorate unevenly from flue gases and moisture, which is one reason stacks start to lean.

These are some of the problems a survey can pick up:

  • A chimney out of line
  • Spalled or crumbling bricks
  • Cracked or missing flaunching
  • Gaps where the stack meets the roof

Living close to Woburn Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

Questions to ask before booking

  • Will the report include photos?
  • Their drone registration, if they fly one
  • Whether they hold professional indemnity and public liability insurance
  • How long they’ve been surveying roofs

What’s in a roof survey

What happens on the day

There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. A typical survey takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. A visit in Weybridge runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. If you will not be there yourself, let us know who will let us in.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. We check the flaunching and pots on every stack.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Getting ready for the survey

  • Jot down any questions you want answered
  • Point out any leaks or damp patches
  • Keep pets inside or away from the areas we’re looking at

Advice

How the survey changes by roof type

Flaunching

Sitting at the very top, flaunching is fully exposed. The survey checks for cracking and gaps around each pot.

Chimney pots and cowls

For unused flues, we check whether caps or cowls allow ventilation. Poor capping can lead to damp inside the stack.
