What we cannot see
To be straight with you, a roof survey has limits:
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
- The inside of the flue, which needs a sweep or flue specialist
- What’s inside the brickwork or behind render, without opening up
If in doubt, phone 07833 053749 or email us and we will suggest the right survey. What a survey covers and does not.

How a chimney survey works in St George's Hill
A damp patch on a chimney breast does not always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. That points the work in the right direction. If you’ve noticed a stack that appears to lean and loose, cracked or missing pots, a survey will tell you what’s going on.
Trees around homes in smaller places like St George's Hill drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It’s the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photograph. You’ll see the good as well as the bad.

Chimney surveys in St George's Hill: local notes
Historic houses such as Byfleet Manor, about 2.2 miles south, show how far back building in the area around St George's Hill goes. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
Homes near green spaces such as Woburn Park can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. Take a building like Manby Lodge Infant School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Tips that help
Some practical points come up on survey after survey. They’re worth knowing whatever the roof:
- Check fixings on the stack are secure
- Keep the report to compare against at the next survey
- Keep track of stains on chimney breasts
- Check unused flues are capped with ventilation
With a shared stack, the report can help when talking to next door. It shows what we found and where, as far as we could see.
Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

How the survey works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. Do you need a chimney survey in St George's Hill?
A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.
Common reasons to book include:
- Bricks with flaking faces
- Mortar washing out of the joints
- Flaunching that has broken away
- A chimney out of line
For an older house near a landmark such as United Reform Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Questions to ask before booking
