Whiteley Village Chimney Survey

A survey of chimney stacks, pots, flashings and flaunching in Whiteley Village, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.

  • Flaunching that has broken away
  • A stack that appears to lean
  • Bricks with flaking faces

Chimney surveys for homes and businesses in Whiteley Village

Many terraced and semi-detached homes share their chimney stacks with a neighbour. We look at whatever is safely visible and what the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. Everything is written up with photos and our recommendations. Typical surveys look at signs that a stack is leaning and damp on a chimney breast inside, across brick chimney stacks, lead flashings and flaunching.

In a village or hamlet like Whiteley Village, older cottages and farmhouses frequently sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it is usually the chimneys and lead flashings that need work first.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Practical tips

These tips come from what we see on roofs every week, before and after a survey:

  • Ask for ventilated caps on redundant stacks
  • File photos of the stacks with your home records
  • Have the flue swept and checked if you use the fire
  • Leave close inspection to people with safe access

If anything in the report is not clear, just ask us. The Standard Survey includes a follow-up consultation and the Premium Survey an in-person consultation.

Look at your chimneys from the ground now and then, particularly after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

How the survey works

There is not much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will take it from there. A typical survey takes between one and two hours at a house, as part of a look at the roof around the stack. In a small place like Whiteley Village, access is typically the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. We check the flaunching and pots on every stack.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

How to prepare

  • Leave side gates unlocked
  • Clear the way to the loft hatch
  • Find any records of previous roof work

Arrange a survey

If you have photos of the roof, send them over. Pictures from the ground or a window are fine, and please do not climb up for a closer look. To send them or to book, phone 07833 053749 or send us an email.

Advice

Landlord and commercial surveys in Whiteley Village

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

Letting agents often book on a landlord’s behalf, with the report sent to whoever needs it. Access is agreed with the tenant ahead of time.

What we look for on each type of roof

Chimney pots and cowls

On redundant flues, we look at how the pots are capped. Poor capping can lead to damp inside the stack.

Rendered stacks

Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.

Do you need a chimney survey in Whiteley Village?

Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. Most people book after spotting damp or a loose pot, or before buying.

We are often asked to look at:

  • Damaged chimney pots and cowls
  • Damp on a chimney breast inside
  • Flashings pulling away from the stack
  • Unused flues sealed without airflow

If you let a flat or house near Weybridge station, a dated record of the roof is useful when planning maintenance across a let.

Choosing a roof surveyor

  • Their report turnaround times
  • How long they’ve been surveying roofs
  • Will the report include photos?
  • Which viewpoints they use to see the roof

Common questions in Whiteley Village

Do you cover smaller places like Whiteley Village?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Whiteley Village?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

How long is the visit?

Time on site depends on the roof, but most surveys take an hour or two on an ordinary house, with bigger or more complicated roofs taking longer. The report is sent afterwards by email.

Does the weather affect the survey?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions are not right, we will talk to you about another date.

How do you inspect a chimney without scaffolding?

We look from the ground, from windows and from the loft where it’s safe. A drone inspection is part of the Premium Survey where applicable. The report is clear about anything that couldn’t be seen.

Will you walk on the roof?

Only if it’s safe. We inspect what can safely be seen: from the ground, from windows, from inside the roof space, from the roof where it is safe and by drone where it applies. The report says if anything couldn’t be seen.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Just say which days work for you.

What a chimney survey looks like in Whiteley Village

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. The Homewood, about 1.8 miles east, is one of the historic houses in the wider area around Whiteley Village. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

For an older house near a landmark such as Church of St Mark, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. If you look after a building such as Notre Dame Senior School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a chimney survey doesn’t cover

In fairness, a roof survey has limits:

  • Gas safety checks, which need a Gas Safe registered engineer
  • What’s inside the brickwork or behind render, without opening up
  • Whether the flue is safe to use

If in doubt, ring 07833 053749 or send us an email and we will suggest the right survey before you book. The full list of what we check.
