Flat roof surveys in Whiteley Village

How a flat roof survey works in Whiteley Village

Flat roofs deal with rain in a very different way from pitched ones. Water lies on the surface for longer, so a small split or a blocked outlet can soon lead to a leak. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. If you’re worried about splits and cracks in the covering and damaged trims at the roof edge, we can find out what’s behind it.

Flat roofs on exposed homes in small places like Whiteley Village take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What a flat roof survey doesn’t cover

It is useful to know what a survey won’t do before booking:

  • A promise that the roof will not leak in future
  • Parts of the roof that aren’t safe to walk on or view
  • Whether old sheeting or boards contain asbestos

If in doubt, call 07833 053749 or email us and we will point you to the right survey. What a survey covers and does not.

What we look at

  • Single-ply membranes
  • EPDM rubber
  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets
  • GRP fibreglass

What you can safely check yourself

A DIY look is useful, but it isn’t a survey. You won’t see flashings, valleys or the backs of chimneys properly from ground level.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

What we do, step by step

Where it’s relevant and can be reached safely, the loft space is checked as well as the outside. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about 1–2 hours for most houses, and about three to four hours for a commercial roof. In a hamlet or village like Whiteley Village, a postcode doesn’t always lead to the right gate, so a few directions are welcome. After that, the survey runs as it would anywhere.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We check the roof from the ground, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • Buyers: confirm access with the estate agent or seller
  • Dig out any old roof reports or invoices
  • Mention any parking restrictions on your street

Flat roof surveys in Whiteley Village: local notes

About 1.8 miles east lies The Homewood, a reminder of how long the area around Whiteley Village has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Mixed in with those pitched roofs are a good many flat ones, over rear extensions, dormers, garages and shops.

If you look after a building such as Notre Dame Senior School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Weybridge station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Whiteley Village is about 2 miles south-east of Weybridge, in Surrey. We cover Whiteley Village and the rest of Surrey, as part of our work across London and the South East. We cover towns and villages across Surrey, from the larger towns to small villages. We also survey roofs in Guildford.

Common roof problems in Whiteley Village

The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

Typical things we are asked to look at include:

  • Blistering in felt or asphalt
  • Cracked or split membrane
  • Water getting in at rooflights
  • Signs of deflection in the roof deck

For an older house near a landmark such as Church of St Mark, later flat-roofed additions are common on older houses, and their edges and upstands frequently show the first signs of wear.

Common questions in Whiteley Village

How do I find out if my home in Whiteley Village is listed?

We cannot confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Is Whiteley Village within the area you cover?

We do. A small place gets exactly the same survey as a big one.

Does the weather affect the survey?

Some surveys depend on the weather more than others. Drones can’t fly safely in strong wind or a downpour, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Are you structural engineers?

No. Visible signs like deflection or sagging are recorded, but we do not provide calculations or an engineer’s opinion. If one is needed, the report says so.

Can you inspect my roof with a drone?

Where it helps and it’s safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We are a CAA-registered drone operator.

How do I book a survey in Whiteley Village?

Simply phone 07833 053749 or send us an email. We’ll ask a few questions, confirm the price and agree a date, weekday or weekend.
