Flat roof surveys for Woking homes and businesses

What affects the price in Woking

What a survey costs depends on the time and equipment it needs. The main factors are:

  • Which survey package you book
  • Height and safe access
  • The size of the roof
  • The shape of the roof and its details

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We will tell you which package suits the questions you have.

Getting in touch

If you can, have these to hand when you get in touch:

  • The reason for the survey, such as buying, a leak or storm damage
  • Your timetable, like an exchange date
  • The property’s address and postcode
  • Where any leaks, stains or damp patches show inside

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

Flat roof survey in Woking

Many commercial buildings and blocks of flats have big flat roofs. A survey of a roof this size picks out worn covering, standing water and outlets that need attention. We record the condition with photos so work can be planned and budgeted. We quote commercial roofs on their size and how they’re reached, so it helps if you ring 07833 053749 or drop us an email with the address and a rough idea of the roof area. We survey GRP fibreglass, single-ply membranes and EPDM rubber, and the problems we are asked to look at most are a sagging deck under the covering and standing water left after rain.

Business premises in a place the size of Woking often sit under big flat or low-pitched roofs. On a large roof, a leak can be hard to trace by eye. Where the build-up allows, electronic leak detection can help pinpoint holes in the membrane. Membranes typically fail at outlets, upstands and laps, so those get a close look.

After the visit, you get a written report with photos, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen, from ground level, from windows, in the loft space and by drone where it applies. The survey usually takes about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Where a building in Woking has a manager or access rules, those are sorted out before the day. For homes, clear the way to the loft hatch and let us know about any leaks you know of. The written report follows, with photographs.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. We look at the roof from ground level, windows and the roof where it is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Preparing for the visit

  • Check pets are kept safely away
  • Agree roof access with the managing agent if it is shared
  • Point out any leaks or damp patches

Advice

Your questions about flat roof surveys in Woking

Is Woking in the area you cover?

Yes, Woking is one of the places we work. Every survey there gets the same written report with photos.

Does a conservation area affect roof work in Woking?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

What does the report include?

It works through the roof part by part, in writing and with photos. Points are put by urgency where it matters.

What do I do with the report?

You receive the written report by email, with photos and recommendations. You can use it to talk to a seller, an insurer, a roofer or a managing agent, whichever applies.

Will I get photos?

Yes. Photographs are taken throughout the survey, and they go into the written report.

Can you survey at the weekend?

Surveys run on any day of the week. To arrange a date, ring 07833 053749 or use the contact form.

What types of flat roof do you survey?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you do not know what your roof is, we will identify it on the day.

Leave it or get it looked at?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. A small defect on a roof in Woking seldom stays small: a slipped slate or cracked ridge lets in water, water rots battens, and more slates or tiles follow. Early action is usually the cheaper option.

What a survey costs comes down to the roof itself: how big it is, how high it is, the number of separate roofs and how it can be reached and seen safely. Flat roof survey starts from £150, including VAT.

What this survey cannot tell you

In fairness, a roof survey has limits:

  • A fixed date for when the roof will need replacing
  • What’s under the membrane without opening it up
  • A structural engineer’s assessment of the deck

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before booking. What our survey covers.

What we look at

  • Mastic asphalt
  • Upstands and outlets
  • EPDM rubber
  • Felt flat roofs
  • Single-ply membranes
  • GRP fibreglass

Can I check my roof myself?

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

Keep a simple record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when booking, as it helps us focus the survey.

Flat and commercial roofs around Woking

Botleys Mansion, about 4.3 miles north-east, is one of the historic houses in the wider area around Woking. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Next to the main roofs there is usually a flat roof somewhere, whether on an extension, a garage or a commercial unit.

If your house is among the older ones in the streets near Church of St Mary of Bethany, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. If you run a business near The Peacocks, flat roofs over shops and units are easy to forget until water comes through a ceiling. Landlords with a home close to Woking station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Woking is about 24 miles south-west of London, in Surrey. From houses to flats and shops in Woking, the roof can be surveyed on a weekday or at the weekend. Woking is one of the towns and villages in Surrey where we work.

We also cover the places around Woking: Goldsworth Park (1 mile west), St John's (1 mile west), Horsell (1 mile north-east), Westfield (1 mile south-east) and Mimbridge (2 miles north). We also work in nearby towns such as Guildford (5 miles south), Camberley (7 miles west), Epsom (13 miles east), Farnham (12 miles south-west), Ewell (14 miles east) and Egham (8 miles north). Being one of Surrey’s larger places, Woking has homes, rented property and businesses of every kind.

Before and after the survey

There is plenty you can do without going near the roof. Here’s what helps most:

  • Note the date and type of any roof work
  • Look for standing water a day after rain
  • Keep clear of rooflights and fragile roof sheets
  • Limit foot traffic on the covering

You get the report by email and can pass it to a roofer, your solicitor, the seller or your managing agent. It is written in plain English, with a photo of each defect, so others can follow it without going up to look.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.
