Chimney surveys in Byfleet

Why act early in Byfleet

If you are thinking of removing or reducing a stack, it’s useful to know its condition first. In a conservation area or on a listed building, changes may need permission from the council, so check with them first. Homes in smaller places like Byfleet can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.

Every price we give includes VAT, and the written report is part of the package. Chimney survey starts from £150, including VAT. Size, height and access decide where your roof falls.

Chimney survey in Byfleet

A chimney stands up above the roof, exposed to wind, rain and frost on every side. Over the years, the flaunching cracks, the pointing wears and flashings lift. That lets water into the brickwork, which can show up as damp on a chimney breast or in the loft space. A survey finds these problems and records them with photos. If you’ve noticed loose, cracked or missing pots and lifted or split lead flashings, we can find out what’s behind it, on shared and party-wall stacks, chimney pots and cowls and flaunching alike.

Around Byfleet, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. The fixings under an older roof frequently fail before good slates or tiles do.

The report is yours to share with whoever needs it: a seller or estate agent, an insurer, a roofer, a builder or a managing agent, whichever applies.

Chimney surveys in Byfleet: local notes

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around Byfleet has a long history of building, with Byfleet Manor about 0.6 miles south-east. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof.

If your house is among the older ones in the streets near Church of St Mary the Virgin, its chimney, valleys and lead work are likely to be the parts that need attention first. For site and facilities teams at buildings such as St Mary's CofE Controlled Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What a survey costs

Not every roof costs the same to survey, for these reasons:

  • Whether it is a home or a commercial building
  • Roof area
  • If the survey needs thermal imaging or a drone
  • How tall the building is and how easy the roof is to see

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all with VAT included. The roof’s size, height and access matter as well.

What to tell us when you get in touch

To price your survey accurately, we will ask about:

  • The style of property, from a terrace to a block
  • Why you want a survey: buying, a leak, a storm or new work
  • When you need the report by
  • Anything about access we should know

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, ring 07833 053749 or email us.

Questions from Byfleet

Is Byfleet within the area you cover?

Yes. Byfleet is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when you book.

Can a landlord with a rental near Byfleet & New Haw station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Should a redundant chimney be removed?

An unused stack still needs to stay weathertight and ventilated. Capping without airflow can lead to damp. Our survey records its condition and how it’s capped, so you can decide with a builder what to do.

How long is the visit?

Expect it to take between one and two hours for a house; commercial roofs usually need 3–4 hours. The written report follows by email.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

How can you see the top of the stack?

We use safe viewpoints rather than climbing onto the stack. Where applicable, our Premium Survey adds a drone inspection for a closer view. The report is clear about anything that couldn’t be seen.

Do you survey on Saturdays and Sundays?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Just say which days work for you.

Do you need a chimney survey in Byfleet?

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.

Here are some of the things we see often:

  • Damp on a chimney breast inside
  • Bricks with flaking faces
  • Cracked or missing flaunching
  • Loose, cracked or missing pots

If you own a rental within reach of Byfleet & New Haw station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

What to check before booking

  • Which parts of the roof they’ll actually see
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • Whether the loft is part of the inspection
  • What insurance they carry

What a roof survey includes

When you need someone else

In fairness, a roof survey has limits:

  • Conditions inside walls
  • The inside of the flue, which needs a sweep or flue specialist
  • Structural calculations for a leaning stack

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer before you book. What our survey covers.

Roof types and parts we check

  • Chimney pots and cowls
  • Lead flashings
  • Shared and party-wall stacks
  • Flaunching
  • Brick chimney stacks
  • Chimney breasts

What we do, step by step

Every roof is different, but as a rough guide the survey takes an hour or two for most homes, a little longer where there are several stacks. If you have questions on the day, just ask. In a smaller place like Byfleet, parking is seldom the issue; lanes, gates and long drives are worth mentioning. Low roofs on bungalows can often be seen well from ground level, and the loft shows the rest.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Preparing for the visit

  • Show us where any leaks or stains appear
  • If the roof is shared, arrange access with whoever manages the building
  • Keep pets inside or away from the areas we are looking at

Lead flashings

Flashings can lift in wind or pull out of their mortar joints. We photograph any we find that look loose or damaged.

Brick stacks

Frost can damage bricks that have soaked up water, making the faces flake away. Any spalling is noted with photos.
