Chimney surveys in Epsom

How a chimney survey works in Epsom

If you are buying a home with chimneys, it is worth knowing their condition before you exchange. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. Our report gives you specific points to raise with the seller or agent. It works alongside a RICS home survey, not instead of one. We survey brick chimney stacks, chimney pots and cowls and lead flashings, and common reasons people get in touch are lifted or split lead flashings and gaps in the mortar around the pots.

Most homes in a town like Epsom are houses, so the roof is normally the owner’s to look after. A slipped tile or blocked gutter costs far less to sort than the damp it causes later. A roof report gives you a list of what needs doing and how soon, whether you live in the house or let it. Photos show you exactly what was seen, even on parts you can’t reach yourself.

After the visit, you get a report with photographs, emailed to you. It sets out the condition of the chimney stack, any defects and our written recommendations.

What you can safely check yourself

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry.

Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.

Epsom homes and their roofs

Fitznells Manor, about 1.3 miles north-east, is one of the historic houses in the wider area around Epsom. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

Homes near green spaces such as Epsom Common can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching. If you run a business near The Ashley Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. The streets around a church such as St. Barnabas Church are often among the oldest in a place, and if yours is one of the older homes nearby, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Epsom is about 12 miles south of Kensington, in Surrey. Epsom gets the same service as everywhere else we work: a proper look at everything that’s safely in view, photos and a clear written report. Our area takes in places right across Surrey, large and small. There’s also a page for London.

All of KT19, KT18 and KT17 is covered for chimney surveys. Whether your property is on High Street, Upper High Street and Church Road or a nearby road, we can help. Practical tips

Here are a few things we’d tell any owner:

  • Have the flue swept and checked if you use the fire
  • Photograph damp patches with the date
  • Do not use a ladder to reach the stack yourself
  • Use the report as a baseline for future checks

If anything in the report isn’t clear, just ask us. Standard Surveys come with a follow-up consultation, and Premium Surveys with an in-person one.

Unused stacks should be capped in a way that still lets air through. Ventilation helps keep the stack dry.

What happens on the day

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. The survey itself takes an hour or two at a house, as part of a look at the roof around the stack. A visit in Epsom runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so tell us who that will be.

  1. We go through the chimneys, any damp and any work done on them.
  2. We look at every stack from wherever it can safely be seen.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Before the survey

  • Let us know where we can park nearby

  • For a flat or shared roof, check access with the building owner or managing agent

Advice

Why get it checked now?

Chimneys are easy to forget because you rarely see the top of them. Problems often go unnoticed until damp appears inside. Surveying the stack now can catch problems first. Roof faults found early can be planned for, while one found after water comes through typically has to be dealt with in a hurry, in Epsom as anywhere.

Price depends partly on the package: from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Size, height and access can affect the price too.

Why us?

Your questions about chimney surveys in Epsom

I let a flat near Epsom station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Does a conservation area affect roof work in Epsom?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Which days do you carry out surveys?

Surveys run on any day of the week. To arrange a date, call 07833 053749 or use the contact form.

Is a leaning chimney dangerous?

It’s worth having a leaning stack checked. We record the lean, the brickwork and the pointing, and if it may be a structural issue, we recommend a structural engineer.

Do you use drones?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules. We are a CAA-registered drone operator.

What happens next?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

Do you need to get into the loft?

If it is needed and safe to reach, yes. We look for staining, damp, daylight and signs of movement, as far as the space allows.

What a chimney survey does not cover

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Hidden damage within the stack
  • Whether a gas appliance or its flue is safe
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before you book. What our survey covers.

Landlord and commercial surveys in Epsom

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, and they’re priced for the size.

Shared roofs need a little more planning: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we’ll plan the survey around it.
