Wisley Chimney Survey
A survey of chimney stacks, pots, flashings and flaunching in Wisley, carried out by an experienced roof surveyor. Every survey comes with a written report and photographs.
- Cracked or missing flaunching
- Loose, cracked or missing pots
- Spalled or crumbling bricks
What we do, step by step
Safety comes first on every visit. We inspect everything that’s safely in view, and anything we cannot see is noted in the report. The survey usually takes an hour or two at a house, as part of a look at the roof around the stack. Older roofs in small places like Wisley can have low, tight loft spaces, so it helps to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- We photograph and record the pots, flaunching, pointing and flashings.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- The report, with photographs and recommendations, is emailed to you.
Getting ready for the survey
- Keep pets inside or away from the areas we are looking at
- Leave side gates unlocked
- Tell us about parking before the day
Booking a survey
Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, so ring 07833 053749 or send us an email with the details.
Advice
Chimney survey in Wisley: what you get
Damp on a chimney breast can have several causes. Water may be getting in at the top through cracked flaunching or an uncapped pot, through the brickwork, or at the flashings. Condensation inside an unventilated stack is another common cause. We look at each possibility and record what we find. You then know where to start. If you are worried about damaged chimney pots and cowls and a stack that appears to lean, we can find out what’s behind it.
Older buildings in small places like Wisley may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.
We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Landlord and commercial surveys in Wisley
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, with the most urgent items set out first.
We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the chimney stack, with photographs.
What we cannot see
In fairness, a roof survey has limits:
- Structural calculations for a leaning stack
- Parts of the stack that can’t be seen safely or belong to a neighbour we cannot access
- The inside of the flue, which needs a sweep or flue specialist
If you are not sure which survey you need, ring 07833 053749 or send us an email and we will give you a straight answer before you book. What a survey covers and doesn’t.

Roofs, chimneys and gutters in Wisley
About 0.8 miles north-east lies Byfleet Manor, a reminder of how long the area around Wisley has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
For landlords with property near West Byfleet station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark such as Wisley Church, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Shop and office owners around The Peacocks may find that a dated report on the roof is useful for planning and for any lease discussions.

Wisley: your questions answered
Can a landlord with a rental near West Byfleet station book a roof survey?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Do you cover smaller places like Wisley?
Yes, Wisley is on our map. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.
Will you fly a drone over my roof?
Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Should I worry about a leaning stack?
A leaning stack should be looked at. We record the lean, the brickwork and the pointing, and recommend a structural engineer where it may be a structural concern.
Is it a structural engineer’s report?
No. We point out what can be seen, such as sagging or deflection, but we are not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.
What does the report include?
You get our findings in writing, part by part, with photos. Points are put in order of urgency where relevant.
Does this replace a RICS home survey?
No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.
What a survey costs
Survey packages start from £150, including VAT. What you pay for your roof depends on:
- The type of building, from a house to a block or an office
- Basic, Standard or Premium
- The use of thermal imaging or a drone
- The number of roofs, including extensions and garages
To find out what your survey will cost, ring 07833 053749 or drop us an email with the address and some details. We will confirm the figure before booking.
What to tell us when you contact us
We’ll normally ask about:
- Any marks or damp showing indoors
- Dates you are working to, such as exchange
- Pictures of the roof from a safe spot, if you have them
- Whether there is a loft hatch, a shared roof or tricky access
Once you know what you need, phone 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.
Leave it or get it looked at?
A damp chimney breast seldom dries out until the cause is found. It can spoil decoration and plaster. Knowing whether it is the flaunching, flashings, brickwork or ventilation means the right fix can be planned. Outbuildings and barns around Wisley are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.
Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you need to know.
What you get with us
- A sub-250g drone, flown with a CAA Flyer ID and Operator ID
- Plain-English reports with photos
- An independent look at the roof
- Customer satisfaction of 98%
What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when booking and it will help the survey.
