Flat roof surveys around Wisley

Historic houses such as Byfleet Manor, about 0.8 miles north-east, show how far back building in the area around Wisley goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs fill the gaps in between, on extensions, garages, dormers and business premises.

For businesses in and around places like The Peacocks, flat roofs over shops and units are easy to forget until water comes through a ceiling. For landlords with property near West Byfleet station, flat roofs on let property tend to be checked only when they fail, which is the costly way round.

Wisley is about 4 miles south of Weybridge, in Surrey. We carry out flat roof surveys for homeowners, landlords and businesses in Wisley and nearby. Across Surrey, we cover Wisley and the places around it. You can also see our page for Guildford.

Flat roof survey in Wisley: what you get

A flat roof leak frequently travels before it shows on the ceiling. It can run along the deck from a split, an open lap or a failed upstand some distance away. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. Whoever carries out the work then has a clear starting point. Common reasons to book are signs of deflection in the roof deck and edge trims that have lifted or split, across felt flat roofs, EPDM rubber and single-ply membranes.

Flat roofs on exposed homes in small places like Wisley take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which frequently last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. On an exposed roof, the edges tend to go first.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

FAQs for Wisley

Does a conservation area affect roof work in Wisley?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Wisley?

We do. Villages and rural addresses get the same survey as a town house.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys.

How long does the survey take?

Time on site depends on the roof; most visits take about 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The report is sent afterwards by email.

Will you walk on the flat roof?

Where it is safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. We do not walk on fragile rooflights or sheeting.

Can you survey in bad weather?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

Can you survey any kind of flat roof?

Felt, asphalt, EPDM, GRP and single-ply roofs are all covered. If you do not know what your roof is, we’ll identify it on the day.

Landlord and commercial surveys in Wisley

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.

Any of our surveys can be booked by landlords, agents and building managers in Wisley. For a price for a let property or a block, phone 07833 053749 or drop us an email.

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • A promise that the roof will not leak in future
  • A structural engineer’s assessment of the deck
  • Whether old sheeting or boards contain asbestos

Not sure which survey suits your roof? You can phone 07833 053749 or email us and we’ll tell you before booking. What our survey covers.

Roof types and parts we check

  • Mastic asphalt
  • EPDM rubber
  • Single-ply membranes
  • Felt flat roofs
  • GRP fibreglass
  • Upstands and outlets

Prices for flat roof surveys in Wisley

We confirm the price for the job before you book. This is what makes a difference:

  • Height and safe access
  • Whether you choose the Basic, Standard or Premium Survey
  • Features like valleys, chimneys, dormers and parapets
  • The use of thermal imaging or a drone

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. The price is always agreed first.

Helping us price your survey

There’s no need for technical words. It’s enough to tell us:

  • Access details, like a loft hatch or a shared roof
  • The address and postcode of the property
  • The kind of building and roof involved
  • What made you get in touch

A quick phone call is usually the easiest start: ring 07833 053749 or email us and we’ll ask a few questions about the roof. The price is agreed before a date is set.

Why it is worth a survey now in Wisley

A survey can show whether a whole new roof is needed or whether the problems are in a few places. At times the trouble is a handful of failed details, and at times the whole covering is worn. Our report gives you the evidence to discuss with a roofer. Older and listed buildings around Wisley may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.

Our price is from £150, including VAT. What you pay depends on how big and how high the roof is, access and which survey you book.

Why us?

  • Drones and thermal imaging where it applies
  • Two decades and more of roof surveys
  • 98% customer satisfaction
  • 5,000+ surveys completed

What happens on the day

The visit typically starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. All told, expect about 1–2 hours for a small flat roof at home, and longer for a large commercial one. In a hamlet or village like Wisley, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. We view the roof from safe positions and never walk on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Preparing for the visit

  • Have keys ready for side gates, garages or roof access doors
  • Have any paperwork from past roof work to hand
  • Have any questions written down, so nothing gets missed

Signs you need a flat roof survey in Wisley

Every flat roof covering has a working life. Felt roofs frequently last around 15 to 20 years, EPDM often 30 to 50 years and GRP up to about 30, although how well it was laid and looked after matters a great deal. We can tell you how your roof is doing, whatever its age.

Typical things we are asked to look at include:

  • Cracked or split membrane
  • Signs of deflection in the roof deck
  • Blocked or damaged outlets
  • Blisters and bubbles in the covering

For site and facilities teams at buildings like St Mary's CofE Controlled Primary School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
