Different roofs, different checks

GRP fibreglass roofs

Cracks in GRP can let water into the boards beneath. We combine a visual check of cracks with the thermal images around them.

Loft insulation

Loft insulation is easily disturbed when people store things or run cables. Thermal images can show where it has been pushed aside.

Thermal roof survey in Wisley

Your report sets out the thermal images alongside ordinary photographs, making it clear where on the roof each pattern is. We explain what each pattern may mean, what the moisture readings found and what we recommend. Premium reports are sent the same day. If you have questions, the in-person consultation gives you time to go through them. A follow-up 12 months later is included too. If you’re worried about damp that repairs haven’t cured and ceilings that feel colder in places, we can find out what’s behind it.

Somewhere as small as Wisley, older roofs are often steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are checked ahead of the visit, and the journey is planned beforehand. Older roofs with steep slopes and tall chimneys are where the extra view helps most.

What you get is a clear record of the roof on the day we saw it. That makes it useful now and a handy reference later.

Wisley: your questions answered

Is Wisley within the area you cover?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

Do you cover Wisley?

Yes, Wisley is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.

What will the report tell me?

It sets out what we found, why it matters and what we recommend, backed by photographs. It also says if any part of the roof couldn’t be seen safely.

Can a thermal survey trace a roof leak?

It often helps show where to look. Water can travel under a covering before it shows inside, and temperature patterns can help follow it. We combine it with a visual inspection and moisture readings because the camera cannot confirm water on its own.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

What conditions are best for thermal imaging?

Conditions on the day have a big effect on what the camera can show. Dry, calm weather after some sun gives the best chance of clear images. We record the conditions in the report, so you know how much weight to give the images.

What a thermal roof survey looks like in Wisley

If the drone is used for your survey, the flight is checked against the Drone Safety Map first. Byfleet Manor, about 0.8 miles north-east, is one of the historic houses in the wider area around Wisley. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

If you live in an older home near Wisley Church, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps. Anyone responsible for a site like St Mary's CofE Controlled Primary School will know that big roofs are where close-up aerial shots and thermal images show the most at once.

How the survey works

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photographs go into the written report. The visit typically takes about one to two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. Cottages and farmhouses around Wisley frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can be seen safely.

  1. First we discuss the roof, any damp and the forecast for the visit.
  2. We look over the roof from wherever it’s safe.
  3. We take thermal images of the roof and of the loft where we can reach it.
  4. We take moisture readings where the images suggest a problem.
  5. Each image is set beside a normal photo and explained in the report.

Before we arrive

  • Keep pets out of the way during the survey
  • Note where any stains or damp appear
  • If the roof is shared, arrange access with whoever manages the building

Should I look at the roof myself first?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we look at the roof.

During heavy rain, look at the gutters from ground level or a window. Overflowing water can point to a blockage or a sagging run.

Do you need a thermal roof survey in Wisley?

Once a leak has been fixed, people frequently ask whether the roof is still wet. Thermal images and moisture readings can suggest whether moisture is still trapped when the conditions on the day are suitable.

We are often asked to look at:

  • Leaks far from where the stain appears
  • Ceilings that feel colder in places
  • Heat escaping through the roof
  • Gaps in loft insulation

If you look after a shop, office or commercial unit, for example near The Peacocks, large commercial roofs are frequently easiest to see by drone or thermal camera.

Before booking anyone

  • Is there a chance to talk the report through?
  • What they will not be able to tell you
  • Their report turnaround times
  • Are they insured for the work?

What to expect from a roof survey

Before and after the survey

These tips come from what we see on roofs every week, before and after a survey:

  • Leave the roof to people with safe access
  • Clear a path to the loft hatch before we arrive
  • Remember the conditions on the day affect the results
  • Check outlets after heavy rain

If you’re buying, the report gives you specific points to raise with the seller or agent. What you do with it is up to you, whether that’s asking for work or discussing the price.

Keep an eye on ceilings under the roof for new stains. Early action keeps insulation from staying wet.
