Thermal roof survey in Byfleet
Thermal imaging works best in the right conditions. It helps to have a sunny day beforehand, a dry surface and calm air. Rain, wind and cloud can all make the patterns weaker. We talk through the forecast as you book, and our report notes the conditions and how they affected what we saw. We’re often asked to look into ceilings that feel colder in places and damp that repairs haven’t cured, across insulated roof spaces, pitched roof slopes and commercial roofs.
Even in a smaller place like Byfleet, there may be airfields or restrictions nearby, so the Drone Safety Map is checked before any flight. Exposed sites can be windy, and a small drone can’t fly safely in strong wind, while thermal imaging also works best with little wind. Each flight is planned with neighbours’ privacy in mind, as well as the airspace and the wind.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Questions from Byfleet
Does a conservation area affect roof work in Byfleet?
Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.
Will you come out to Byfleet?
Yes, Byfleet is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it’s useful to know about access.
Is thermal imaging good for finding leaks?
Thermal imaging can help, alongside other checks. The results depend on conditions on the day. If the source cannot be confirmed, we’ll say what could help next, such as electronic leak detection.
Can you survey a shared roof?
Yes, if the building owner or managing agent agrees access. On a shared roof we can only inspect the parts we are allowed to reach.
How many surveys have you done?
We have more than 20 years’ experience and have completed over 5,000 surveys.
Is this an asbestos survey?
No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings, and recommend a specialist asbestos surveyor checks them before they’re disturbed.
Which survey includes thermal imaging?
It comes with our Premium Survey, which starts from £400. That also includes a full inspection, a drone inspection where it applies, structural analysis and a same-day report.
For landlords and managing agents
Any of our surveys can be booked by landlords, agents and building managers in Byfleet. To discuss a property or a block, phone 07833 053749 or use the contact form.
We survey roofs for landlords and letting agents as well as householders. The report gives you a dated record of the roof, with photos, useful for planning maintenance.
Tips from our surveys
Getting the most from a thermal roof survey starts before we arrive and carries on afterwards. Some tips:
- Tell us where and when you’ve seen damp or stains
- File the images with your roof records
- Check outlets after heavy rain
- Leave the roof to people with safe access
You also get an in-person consultation with a Premium Survey, giving you the chance to talk through the images and findings. There’s a 12-month follow-up too.
Check loft insulation covers the whole area and hasn’t been disturbed. Insulation is frequently moved when people work in the roof space.
What this survey can’t tell you
In fairness, a roof survey has limits:
- Whether the deck or roof structure is strong enough
- An energy rating for the building
- Hidden layers that need to be opened up to check
If you are not sure which survey you need, call 07833 053749 or use the contact form and we will give you a straight answer before booking. What a survey covers and doesn’t.
What this survey covers

Thermal roof surveys in Byfleet: local notes
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. A drone or thermal camera adds most on the steep, tall and hidden parts of roofs like these. Where the drone is part of the survey, we check the Drone Safety Map for restrictions before flying.
If you look after a building such as St Mary's CofE Controlled Primary School, big roofs are where close-up aerial shots and thermal images show the most at once. Byfleet Manor, about 0.6 miles south-east, is one of the historic houses in the wider area around Byfleet. For older roofs nearby, a look from above or with a thermal imager is a hands-off way to check condition. The streets around a church such as Church of St Mary the Virgin are often among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that’s where a view from above or with a thermal imager helps.
Byfleet is about 3 miles south-west of Weybridge, in Surrey. From houses to flats and shops in Byfleet, the roof can be surveyed. Across Surrey, we cover Byfleet. We also survey roofs in Guildford.
We work across KT14 for thermal roof surveys and the streets around it. If you need a thermal roof survey at a property on Church Road, High Road and Binfield Road or a nearby road, we can survey it. Nearby, we also carry out thermal roof surveys in Wisley (1 mile south), New Haw (1 mile north-west), Brooklands (1 mile north), Pyrford Green (2 miles south-west) and St George's Hill (2 miles north-east). Further out, we also cover Guildford (8 miles south-west), Woking (5 miles west), Camberley (11 miles west), Epsom (9 miles east), Redhill (15 miles south-east) and Ewell (9 miles east).
What’s near Byfleet
We work in homes and buildings around Blue Anchor Hotel, Fullbrook School and Manor Farm. The closest station to Byfleet is Byfleet & New Haw station, about 0.8 miles north of the centre. Well-known places in the area include Runnymede Hospital (3.5 miles north-west) and Send and Ripley History Society Museum (2.9 miles south). Not far away are Papercourt Marshes and St Ann's Hill.
How the survey works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes between one and two hours at a house, including the thermal images, and around 3–4 hours for a commercial roof. A visit to a smaller place like Byfleet is no different on the day: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.
- We start by discussing the roof, any signs of damp and how the weather may affect the images.
- We check the roof from ground level, from windows and from the roof itself where it’s safe.
- A thermal camera records how the surface temperature varies across the roof.
- We check the patterns that stand out with moisture readings where there is safe access.
- We write up the thermal images alongside ordinary photos and recommendations.
Before we arrive
- If it is not your property yet, arrange access through the agent
- Let us know about parking near the property
- Unlock side gates and any roof access doors

Related advice
Checking the roof from the ground
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
It helps to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.
What we look for on each type of roof
Pitched slate and tile roofs
Inside the loft space, thermal images can help with damp around stacks, valleys and roof windows. We check any patterns with moisture readings.
Loft insulation
Heat loss shows most clearly when it is warm inside and colder outside. Our report notes how the conditions affected the images.
