Chimney survey in New Haw: what you get

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. Our survey checks each of these and records the likely cause. That points the work in the right direction. We survey shared and party-wall stacks, flaunching and chimney breasts, and the problems we are asked to look at most are loose, cracked or missing pots and staining on walls around the chimney.

Around New Haw, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is, and the fixings under the coverings matter too. Nails and battens under older coverings often give out before the slates or tiles themselves.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Useful tips for New Haw property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Book a sweep for flues that are in use
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Use the report as a baseline for future checks
  • Photograph damp patches with the date

With a shared stack, the report can help when talking to next door. It shows what we found and where from the viewpoints we used.

Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether a gas appliance or its flue is safe
  • Conditions inside walls
  • The inside of the flue, which needs a sweep or flue specialist

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What a survey covers and doesn’t.

How we price chimney surveys

When we price a survey, we consider:

  • How tall the building is and how easy the roof is to see
  • Chimneys, valleys, parapets and other details
  • The roof’s overall size
  • Any need for thermal images or a drone flight

The Premium Survey includes thermal imaging and drone inspection where applicable, from £400 inc. VAT. We can help you choose the package that fits what you want to find out.

Helping us price your survey

To price your survey accurately, we will ask about:

  • How the loft is reached, if there is one
  • Any deadline, such as an exchange date
  • Any marks or damp showing indoors
  • The kind of building and roof involved

We survey roofs on weekdays, Saturdays and Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form with the address and the days you’d prefer.

How it works

The visit usually starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes an hour or two for most homes, a little longer where there are several stacks. With a bit of garden around a house, as there frequently is around New Haw, the roof can be viewed from several angles. Mention any side of the property we can’t get to. The loft, where there is safe access, completes the picture.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
  4. Where there is safe access, we look at the stack in the loft and the chimney breasts for damp.
  5. We send a written report with photos, the defects found and what we recommend.

Preparing for the visit

  • Tell us about any leaks, stains or damp patches you know of
  • Clear the way to the loft hatch
  • Let us know about parking near the property

Advice

Your questions about chimney surveys in New Haw

How do I find out if my home in New Haw is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Is New Haw within the area you cover?

Yes. New Haw is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Can you survey at the weekend?

Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Just let us know the days that suit you.

Can you survey a chimney stack we share with next door?

Yes. Many houses share stacks with a neighbour. We survey what we can see safely, and note anything that seems to involve next door.

Is a leaning chimney dangerous?

A leaning stack should be looked at. Our survey notes how it looks and the condition of the bricks and joints, and recommend a structural engineer where it may be a structural concern.

Do you look in the roof space?

Normally, if there’s one and it can be reached safely. From inside, the underside of the roof often shows damp, staining or daylight that can’t be seen from outside.

Does someone need to be in?

It depends on what we need to see. For inside areas and the roof space, someone has to give us access; we will agree the details when booking.

DIY checks: what’s safe

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Signs you need a chimney survey in New Haw

TV aerials, satellite dishes and their brackets are frequently fixed to chimneys. The extra load in wind can work bricks and joints loose. Any fixings on the stack are checked and recorded.

It’s worth booking a survey if you’ve seen:

  • A stack that appears to lean
  • Worn or missing pointing
  • Gaps in the mortar around the pots
  • Staining on walls around the chimney

Homes near green spaces such as Manor Farm can get more leaves in their gutters in autumn, so outlets and downpipes are worth watching.

Questions to ask before booking

  • Whether the loft is part of the inspection
  • What happens after the report arrives
  • What insurance they carry
  • Whether you get a written report with photos

What a roof survey includes

Chimney surveys around New Haw

About 1.9 miles south-east lies Byfleet Manor, a reminder of how long the area around New Haw has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you let a flat or house near Byfleet & New Haw station, the gap between tenancies is a good time to have the roof looked at. For an older house near a landmark like All Saints Church, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
