DIY checks: what’s safe

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

How a landlord roof survey works in Byfleet

Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early, and plan work rather than react to it. The findings come in a written report with photos that you can keep with the building’s records. Many clients repeat the survey on a rolling basis to see how the roof is changing. Typical surveys look at chimney stacks in poor repair and flashings that have come away, on gutters and downpipes, rented houses and converted houses.

Houses in smaller places like Byfleet can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. A careful look shows whether anything has started to loosen. Once one ridge tile or slate moves, wind gets under the next one too.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. You’ll see the good as well as the bad.

What a survey costs

Every roof is different, so prices are confirmed before you book. These are the things that affect it:

  • Whether thermal imaging or a drone is needed
  • The shape of the roof and its details
  • How tall the building is and how easy the roof is to see
  • The size of the roof

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. The roof’s size, height and access matter as well.

What to let us know when you contact us

A little information up front helps. Please include:

  • Anything about access we should know
  • Any marks or damp showing indoors
  • What’s prompted the survey
  • Pictures from the garden or a window, if you have them

A quick phone call is normally the easiest start: ring 07833 053749 or send us an email, and we’ll ask about the building and what you need. You’ll have a price before anything is arranged.

Leave it or get it looked at?

A leak in a block rarely stays in one place. Early surveys help avoid damage spreading between flats. Around Byfleet, leaves and moss in gutters lead to overflowing water and damp walls, particularly where trees overhang. It’s easy to sort the cause early and slow to dry a damp wall.

Every price we give includes VAT. Prices start from £150, including VAT. You will know the price for the job before booking.

What we look for on each type of roof

Pitched roofs on houses and blocks

Most let houses and many blocks have pitched roofs of slate or tiles. Coverings, ridges, hips, valleys and flashings are inspected where it’s safe to see them.

Flat roofs on blocks and rear additions

Felt flat roofs often need replacing after around 15–20 years, so knowing roughly how old the roof is helps.

What this survey can’t tell you

Before booking, it’s worth knowing what a survey will not do:

  • The structure in the way a structural engineer would assess it
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • Parts of the roof we can’t safely see or access

If in doubt, phone 07833 053749 or use the contact form and we’ll suggest the right survey before booking. The full list of what we check.

Byfleet homes and their roofs

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. The wider area around Byfleet has a long history of building, with Byfleet Manor about 0.6 miles south-east. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

For site and facilities teams at buildings such as St Mary's CofE Controlled Primary School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. Homes near green spaces like Manor Farm can get more leaves in their gutters in autumn. If you run a business near The Peacocks, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

Byfleet questions

Do you survey roofs for landlords with property near Byfleet & New Haw station?

Yes, landlords and agents are among the people we work for. You can ring 07833 053749 or drop us an email with the address and what you need, and we will talk through which survey suits.

Is Byfleet within the area you cover?

Yes. Byfleet is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where it applies.

What does a roof survey cost?

Landlord roof survey starts from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all with VAT included.

Do you carry out surveys on Saturdays and Sundays?

Surveys run on any day of the week. To arrange a date, phone 07833 053749 or email us.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof and can sit alongside a RICS survey.

Is this an asbestos survey?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000, with a recommendation to have a specialist asbestos surveyor check before it is disturbed.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes roughly 1–2 hours at most homes, while a commercial roof takes nearer three to four hours. Being in a smaller place like Byfleet does not change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. We start by agreeing the scope, roof by roof.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. Each roof is checked as far as it can safely be seen, including from inside where possible.
  4. We photograph each defect and note how urgent it looks.
  5. We send a written report you can use to plan maintenance and budgets.

Getting ready for the survey

  • Gather any invoices or paperwork from past roof work
  • Agree roof access with the managing agent if it’s shared
  • Have any questions written down, so nothing gets missed
