Gutter surveys in Byfleet: local notes
With Byfleet Manor about 0.6 miles south-east, Byfleet sits in an area with a long building history. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.
Living close to Manor Farm is pleasant, but mature trees mean leaves in gutters and valleys each autumn. Take a building like St Mary's CofE Controlled Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Gutter surveys for homes and businesses in Byfleet
Gutters have to slope gently towards the outlet or water sits in them. Sagging brackets and slipped joints leave water standing and overflowing at the low points. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. Recommendations are written down and prioritised by urgency where relevant. We’re often asked to look into gutters overflowing in heavy rain and cracked or loose downpipes, across parapet and box gutters, fascias and soffits and eaves gutters.
Around Byfleet, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof often fail before good slates or tiles do.
Most points in the report come with a picture, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

DIY checks: what’s safe
If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

What we can’t see
We only report what can safely be seen on the day, so there are some things a survey cannot cover:
- What’s hidden inside a downpipe
- Hidden sections we cannot view safely
- Rot or damp concealed behind fascias or inside walls
If in doubt, phone 07833 053749 or send us an email and we will recommend the right survey. The full list of what we check.
Roof types and parts we check
- Downpipes
- Parapet and box gutters
- Eaves gutters
- Outlets and hoppers
- Fascias and soffits
- Valley gutters
What we do, step by step
We do not take risks to get a closer look. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two for most homes, and longer where there are parapet, valley or box gutters to follow. In a smaller place like Byfleet, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.
- We agree which parts of the building you’re most worried about.
- We look along each run for debris, sagging and drips.
- Outlets, hoppers, downpipes and overflows are inspected.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
How to prepare
- Check pets are kept safely away
- Move anything stored under the loft hatch
- Jot down any questions you want answered

Getting in touch
A little information up front helps. It’s useful to include:
- Pictures of the roof from a safe spot, if you have them
- Where any leaks, stains or damp patches show inside
- Access details, such as a loft hatch or a shared roof
- What’s prompted the survey
A quick phone call is usually the easiest start: ring 07833 053749 or email us. You will have a price before anything is arranged.
Tips from our surveys
Here are a few things we’d tell any owner:
- Look for new stains on ceilings below valleys after rain
- Do not leave hidden gutters out of a clear-out
- Check from ground level or a window, not a ladder
- Have overhanging branches cut back
Report times depend on the package you choose: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. It’s sent to you by email as soon as it is ready.
Get trees and climbers near the eaves trimmed back by someone who can do it safely. Less debris means fewer blocked outlets.
Common roof problems in Byfleet
Many people get in touch after seeing water pour over a gutter in heavy rain. Others spot damp patches, ceiling stains or green marks on the walls. The survey helps pin down the source before it causes more harm.
Problems we come across often include:
- Hoppers and outlets full of debris
- Overflowing valley or parapet gutters
- Cracked or loose downpipes
- Gutters overflowing in heavy rain
If you own a rental within reach of Byfleet & New Haw station, the gap between tenancies is a good time to have the roof looked at.
