New roof snagging for Weybridge homes and businesses

New roof snagging in Weybridge: what you get

A new roof needs to breathe. We look for ridge, eaves or tile vents where they’ve been fitted and look in the loft space for condensation. What we see goes in the report. Without enough airflow, a roof space can suffer from condensation, so it is worth raising early. It all goes in the report. We survey ridges and verges, flashings and valleys and new-build homes, and common reasons people get in touch are offcuts and broken tiles left behind and damage to other parts of the building.

A good many homes in a town like Weybridge have been extended over the years, frequently with flat roofs. The joints where a new roof meets an old wall or slope are a common source of leaks. For a home you are buying in Weybridge, or a roof just finished there, those joints get a careful look.

We write the report in plain English, so it makes sense without any roofing background. Photographs show what each point refers to, and recommendations are put by urgency where it matters.

Weybridge: your questions answered

Is there anything to prepare before you come to Weybridge?

Not much. Unlock side gates, keep pets in another room and dig out any invoices from past roof work, and the visit in Weybridge can get straight on.

Is my home in Weybridge listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Does this replace a RICS home survey?

No. Our survey looks at the roof, not the whole building. If you need a full building survey, you’ll need a RICS survey as well.

How much is new roof snagging?

Our price is from £150, including VAT. The size of the roof and how easy it is to see affect the price. For a price, call 07833 053749 or send us an email.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first. Mention it when you contact us and we will plan the survey around it.

What’s the best way to book?

To arrange a survey, call 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and agree a day with you.

Can you settle a dispute with my builder?

No. We report on what we see. A disagreement about the work is between you and them and our report gives you an independent record.

Checking the roof from ground level

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

What happens on the day

Every roof is different, but as a rough guide the survey takes about one to two hours for most homes, depending on how much new work there is to check. If you have questions on the day, just ask. In Weybridge, parking is rarely complicated, though it is useful to know about driveways or restrictions. The inspection covers everything that’s safely in view from outside, from windows and from the roof space.

  1. We start with what the roofer did and when they finished.
  2. The new coverings and roof edges are inspected as far as can safely be seen.
  3. We check valleys, flashings, gutters and the underlay at the eaves.
  4. The roof space and the rest of the property are checked for problems.
  5. You get a photo report of each snag.

Local roofs and buyers in Weybridge

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. The covering on a house you are buying, or on a roof just finished, tells us where to look hardest. Historic houses such as Byfleet Manor, about 2.9 miles south, show how far back building in the area around Weybridge goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as United Reform Church, ask the seller about past roof repairs, because older roofs often have patched valleys, replaced slates and reset ridges. If you let a flat or house near Weybridge station, it is worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Landlord and commercial surveys in Weybridge

Roof problems in a rented home affect tenants as well as the building. A survey helps you spot issues early and plan the work around your tenants.

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Mention it when you contact us and we will plan the survey around it.

Different roofs, different checks

Valleys

Lead or other valley linings should be laid and lapped neatly where they can be seen.

Slate roofs

Broken slates left on a new roof are a common snag. We record any we can see.

What we can’t see

Some things can’t be seen without opening up the roof, so a survey has limits:

  • Pricing the remedial work
  • Legal advice on your contract
  • Whether the roof will leak in future

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we will tell you before you book. What a survey covers and doesn’t.
