Pre-purchase roof surveys for Brooklands homes and businesses

Pre-purchase roof survey in Brooklands

The best time to book is once your offer has been accepted and before you exchange contracts. At that point you can still ask questions, because nothing is binding yet. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. The report comes within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium. Typical surveys look at gutters that overflow or drip at the joints and standing water on a flat extension roof, on the roof space, flat-roofed extensions and dormers and natural slate.

Houses in smaller places like Brooklands can stand more in the open than those in a built-up town, so their roofs may take more wind and driving rain. Loose ridge tiles, lifted coverings and tired flashings are the kind of things that show it. For a purchase or a new roof, those exposed edges are looked at closely. Wind lifts anything already loose, so a small fault on an exposed roof does not stay small for long.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

How it works

Expect us to ask a few questions before we start, such as when any problem began and what work has been done before. Then the inspection itself takes about 1–2 hours for most houses, with bigger or more complicated roofs taking longer. For a survey in Brooklands, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. Once your offer is accepted, you let us know the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed in advance.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

Checking the roof from ground level

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That part is for a survey.

Before and after the survey

From years of surveys, a few habits stand out:

  • Notice patches of new decoration in top-floor rooms
  • Check the lease for roof repair responsibilities
  • Check we will be able to get into the roof space
  • Ask for any paperwork for recent roof work

With the findings in hand, you can talk to the seller or their agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we can’t promise any result.

Chimneys and flashings need watching. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

Pre-purchase roof surveys around Brooklands

Historic houses such as Byfleet Manor, about 1.7 miles south, show how far back building in the area around Brooklands goes. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

Take an older house close to Church of St Charles Borromeo: older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Different roofs, different checks

Flat roofs

Flat roofs on extensions, dormers and garages are easy to forget about. Felt roofs often last around 15 to 20 years, rubber longer and GRP up to about 30. We look for signs of age and failure.

Clay and concrete tiles

Tiled roofs often last half a century or longer. Cracked, slipped or missing tiles are noted, along with odd replacement tiles that hint at earlier leaks.

What a survey costs

To price your survey, we check:

  • Which survey package you book
  • Whether thermal imaging or a drone is needed
  • Building height and the viewpoints available
  • Roof area

We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you want to find out.

Getting in touch

We will usually ask about:

  • What kind of property and roof it is
  • Where water is showing inside, if it is
  • What’s prompted the survey
  • Your postcode, so we can check access and travel

Surveys can be booked for weekdays, Saturdays or Sundays. To arrange a day that suits you, phone 07833 053749 or use the contact form.

Brooklands questions

Is my home in Brooklands listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you carry out roof surveys in Brooklands?

Yes, Brooklands is one of the places we work. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Will the roof report help me negotiate with the seller?

Yes, you can. You’ll have photos and a written description of each defect, so you can raise them with the seller or their agent. We cannot promise how the seller will respond.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you when booking.

Is your roof survey a RICS survey?

No. We survey the roof, not the whole building, and it is not a RICS Level 2 or Level 3 survey. It complements one rather than replacing it.

Do you need to go inside the property?

If it can be arranged, yes. From the roof space we can see staining, timbers and underlay. If we can’t get in, the report says so.

Do I need a roof survey if I’m having a RICS survey?

It depends on the roof and how confident you want to be. Home surveys sometimes suggest a closer look at the roof, and our survey gives you that closer look. It isn’t a replacement for a RICS survey.

When to book a survey in Brooklands

Many roofs have had quick fixes over the years. Bitumen over flashings, mortar fillets in place of lead and odd replacement tiles can be signs that something has leaked before. We note what we see so you can ask about it.

Signs worth acting on include:

  • Blocked or leaking gutters
  • Roof slopes that look uneven or sagging
  • Patch repairs that may hide an ongoing problem
  • Chimney mortar that has eroded

If you own a rental within reach of Weybridge station, a roof report gives you a clear picture before you buy or settle up with a roofer.

What to check before booking

  • Are they insured for the work?
  • What the report includes, and whether it has photographs
  • Is VAT included in the price?
  • Their drone registration, if they fly one
