Roof surveys across KT10: what to expect
Everything we check, we check safely: from ground level, from windows, from the roof space and from the roof where conditions allow. Premium adds thermal imaging, plus a drone inspection where it applies, which helps with tall or steep roofs. You do not need to do anything except give us access. Each defect we find is photographed and explained. We survey flat roofs, ridges, hips and valleys and the roof space, and common reasons people get in touch are flashings that have come away from the wall and loose ridge or hip tiles.
Once we’ve finished looking, we write up our findings in a report with photos, emailed to you. On timing, most surveys take between one and two hours for a house, though large, tall or awkward roofs take more time.
- We start with the property details and any concerns.
- We agree a date, including weekends if that suits you.
- We look at the roof from every safe vantage point outside.
- Inside, we check the loft space where there is safe access.
- You receive the report with photos and recommendations, prioritised by urgency.

Also close by are Esher Church School (within half a mile south), Claremont Park (0.9 miles south) and St George's Church (within half a mile south-west). For rail, the closest station is Esher station, about 0.8 miles north-east of the centre. Homes and roofs across KT10
Older homes across KT10 often keep chimney stacks long after the fires went out, and their flashings and pointing need checking like any other part of the roof. Valleys, gutters and fixings follow close behind.
The South East’s airspace includes flight restriction zones around several of its airports, so the Drone Safety Map is checked before any drone flight in KT10. Where permission is needed, the flight waits for it.
Esher: For site and facilities teams at buildings like Milbourne Lodge School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Landlords with a home close to Esher station may find that the gap between tenancies is a good time to have the roof looked at.
Roof by roof
Clay plain and peg tiles
Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.
Concrete interlocking tiles
Concrete interlocking tiles are common on post-war and newer homes. They’re heavy and hard-wearing, but their surfaces weather over the years.
What you can safely check yourself
A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, which helps when we check the roof.
Why act early?
Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or miss the fault that matters. We tell you what’s really needed.
Before booking any surveyor
- Whether they hold professional indemnity and public liability insurance
- Which parts of the roof they’ll actually see
- Will the report include photos?
- How long they’ve been surveying roofs
What a survey costs
We confirm the price for the job before booking. This is what makes a difference:
- If the survey needs thermal imaging or a drone
- Building height and the viewpoints available
- The roof’s overall size
- The number of roofs, including extensions and garages
What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how safely it can be seen. Prices start from £150, including VAT.
What to let us know when you contact us
These details help when you contact us:
- Any stains, drips or damp patches you’ve seen indoors
- Photos of the roof, taken safely from ground level or a window
- Your timetable, such as an exchange date
- How the loft is reached, if there is one
If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just ring 07833 053749 or send us an email when you’re ready.
Landlords, agents and block managers in KT10
Letting agents can arrange access with tenants. We survey on weekdays and at weekends, which can make access easier.
For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.
Your questions about roof surveys in KT10
What if it rains on the day?
It depends on the weather and the survey. In strong wind or heavy rain, a drone cannot fly and access may not be safe, so we’d move the date with you.
Do you use drones?
Where it helps and it is safe, yes. Flights depend on the weather on the day and airspace rules. We’re a CAA-registered drone operator.
How experienced are you?
We’ve been surveying roofs for over 20 years and have completed over 5,000 surveys.
What’s the best way to book?
It is easiest to ring 07833 053749 or use the contact form. Let us know the address and a little about the roof, and we will take it from there. We survey on weekdays and at weekends.
How quickly will I get the report?
The Premium Survey has a same-day report, Standard 24 to 48 hours and Basic within 48 hours. Photos are included.
Do you go up on the roof?
Where it is safe, yes. Much of the survey is done from ground level, upper windows and the roof space. On Premium, a drone is used where applicable.
Can you survey a shared roof?
Yes, as long as access is agreed. The roof of a block or converted house is often shared, so the freeholder or managing agent needs to agree access. We inspect only the parts we are allowed to reach.
