About our roof survey in Barwell

Roofs vary a lot across London and South East England. If your home is a Victorian terrace, it may have Welsh slate, a butterfly roof and parapet gutters, and many post-war homes have concrete interlocking tiles instead. We adapt the survey to the roof in front of us. Some older homes have clay tiles, and many have a flat-roofed extension as well. Each part is checked in the way that suits it. If you’ve noticed blocked, sagging or leaking gutters and condensation or damp timbers in the loft, we can find out what’s behind it, whatever the roof.

London has Victorian and Edwardian terraces in almost every borough, many with Welsh slate roofs, shared chimney stacks and parapet or valley gutters. Slates can last a century or more, but the nails holding them corrode, and slates slip. In Barwell, as across London, that’s why a roof needs a proper look rather than a glance from the street. Shared chimney stacks and the lead around them are just as important to check.

It is not only a list of defects. It explains what we found, why it matters and what we recommend, so you can plan your next steps.

How it works

The visit has one job: to look at the roof as closely as is safe and record what we find. Everything we note and photograph goes into the written report. The visit normally takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. In a London area like Barwell, the main things to sort out are parking and access: tell us about permits, visitor bays or off-street space, which floor the property is on and how to get into the loft. On the day, the roof is looked at from ground level, from windows, from inside the roof space and from the roof where it is safe.

  1. We start by hearing what you’d like checked and why.
  2. We arrange a day that suits you, including weekends.
  3. We check the roof from every safe vantage point, inside and out.
  4. Slates or tiles, ridges, hips, valleys, flashings, chimneys and gutters are all examined and photographed.
  5. Your report arrives by email, with recommendations prioritised by urgency.

Should I look at the roof myself first?

You can learn a lot from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.

The one thing to avoid is getting up close. Roofs are fragile and slippery. That’s where a survey comes in.

Practical tips

Small things make a difference, both for the survey and for the roof itself. Some pointers:

  • Keep the report with your property records
  • Watch for slipped slates after bad weather
  • Have details of recent roof work to hand
  • Ask about a flat roof on an extension or garage too

The Premium Survey includes a 12-month follow-up. It shows how the roof has fared over the year, and whether work has done its job.

Don’t block the vents at the eaves. A stuffy loft collects condensation, which can dampen timbers and insulation over time. Check insulation does not block the airflow at the eaves.

Honest limits

It’s useful to know what a survey will not do before you book:

  • Asbestos testing of any kind
  • Defects hidden under coverings or inside walls without opening up
  • A full building survey of the property

If you are not sure which survey you need, ring 07833 053749 or use the contact form and we will give you a straight answer before booking. What our survey covers.

Why it’s worth a survey now in Barwell

A small roof defect usually gets bigger. One slipped slate lets water reach the battens and underlay, and wet timber starts to decay. Catching it early means less to put right. Behind a London parapet, a blocked gutter can sit full of water without anyone seeing it. By the time a ceiling stains, the timbers underneath may have been wet for a while.

What we look for on each type of roof

Lead flashings and valleys

Lead flashings seal chimneys, walls and abutments. Lifted, split or slipped lead is recorded.

Natural slate

Inside the roof space, we check what’s under the slates. Older roofs may have bitumen felt underlay, and very old roofs none.

Barwell homes and their roofs

In outer London, interwar semis with hipped, tiled roofs sit alongside older slate-roofed terraces. Hips, bay roofs and later loft conversions are typical of those semis, if your home is one of them. Knowing the covering helps explain which parts of a roof are likely to need work first. With Fitznells Manor about 2.9 miles east, Barwell sits in an area with a long building history. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you look after a shop, office or commercial unit, for example near The Ashley Centre, knowing the roof’s condition lets you budget for work rather than pay for emergencies. For an older house near a landmark such as Church of St Mary the Virgin, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Homes near green spaces such as Claygate Common can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.
