- A structural engineer’s report
- What’s under the slates, tiles or felt
- Confirmation of asbestos in cement sheets or soffits

Pre-purchase roof survey in Barwell: what you get
A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The Standard Survey adds moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where applicable and an in-person consultation. Choose the level that suits the home you are buying. Every package comes with a written report, photos and recommendations. If you’ve noticed roof slopes that look uneven or sagging and blistered or split felt on a flat roof, a survey will tell you what’s going on, whatever the roof.
Homes across London range from Victorian and Edwardian terraces to interwar semis, post-war blocks and new developments, and a home in Barwell could be any of them. Whether you’re buying or have just had a roof replaced, the details that cause trouble depend on the age of the building. Slates, hidden valley gutters, parapets and flat roofs over back additions all need checking in their own way.
We write the report in plain English, so you do not need to be a roofer to follow it. Each point is backed by a photograph where possible, with the urgent items made clear.

Barwell questions
Can parking be tricky for a visit in Barwell?
Sometimes, yes. If Barwell has controlled parking where you are, a visitor permit is the easiest answer, and a driveway is even better.
Are there drone restrictions around Barwell?
That depends on where the roof is and on the weather. Across London there are restriction zones around Heathrow, London City and London Heliport, plus restricted areas over Hyde Park, the City of London and the Isle of Dogs. Each address is checked against all of them before the drone goes up. Every flight is checked against the Drone Safety Map first. A small drone cannot fly safely in strong wind or heavy rain, and the rest of the survey does not depend on the drone.
What insurance do you have?
Every survey is covered by professional indemnity and public liability insurance, and details are available on request.
Do you cover Barwell?
Yes. Our area covers London and South East England, and that includes Barwell.
Will you climb onto the roof?
Only where it’s safe to do so. Much of the inspection is done from the ground, from windows and from the loft space. On Premium, a drone is used where applicable.
Is this an asbestos survey?
No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.
Do you need access inside the house?
Where possible, yes. The loft tells us a lot about the roof, and upstairs windows give useful views. Access is typically arranged through the agent or seller.
How it works
We photograph the roof as we go, so the report shows exactly what we saw. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. A typical visit takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. In a London conversion, the way into the roof space is often from a communal landing or the top flat. Where that’s the case, access needs agreeing with whoever controls that landing. Everything else is planned around the building, not the postcode.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- The visit begins outside, from ground level and any safe vantage points.
- We then look from upstairs windows and inside the loft where it is safe.
- You get a written report with photos and recommendations before you exchange.
Before the survey
- Leave a clear route to the loft
- Jot down any questions you want answered
- Point out any leaks or damp patches

Pre-purchase roof surveys in Barwell: local notes
Outer London has plenty of Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. Bay roofs, hip ridges and dormers from later loft conversions are the details that set these houses apart. Each material has its own typical faults, which is what a buyer or the owner of a new roof needs to know about. About 2.9 miles east lies Fitznells Manor, a reminder of how long the area around Barwell has been built on. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.
For landlords with property near Chessington South station, it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it. For an older house near a landmark like Church of St Mary the Virgin, the roof’s history matters as much as its looks, and a survey brings the past repairs to light.

DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we check the roof.
What we’re asked to look at in Barwell
Flat roofs turn up on extensions, dormers, porches and garages. Felt flat roofs frequently last around 15 to 20 years, and standing water, blisters and splits are typical signs of ageing. They’re easy to overlook on a viewing, because many can only be seen from an upstairs window.
A survey can pick up problems such as:
- Lead that has worked loose at a wall or chimney
- Blistered or split felt on a flat roof
- Damp timbers or stains in the loft
- Slipped or missing slates and tiles
Controlled parking zones are common in London, so mention any permit rules for Barwell.
Questions to ask before booking

- What exactly goes into their report
- What experience they bring
- Whether VAT is in the quoted price
Roof by roof
Flat roofs
Repeated coatings on a flat roof can mask what’s underneath. We record what we can see and say where a closer look is needed.
Lead flashings and valleys
Many older houses have lead in their valleys and hidden gutters. Splits in a lead valley send water inside, and lead is also a target for theft.
