Gutter survey in Barwell: what you get
We look at the rainwater system above ground level, from the gutters down to where the downpipes meet the ground. It isn’t a CCTV drain survey, so we cannot see inside underground pipes. If the problem looks like a blocked or broken drain below ground, we will say so in the report, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. If you’ve noticed leaking or loose downpipes and fascia boards damaged by overflowing water, a survey will tell you what’s going on, on downpipes, eaves gutters and fascias and soffits alike.
London has Victorian and Edwardian terraces in almost every borough, often with slate roofs, chimney stacks shared with neighbours and gutters hidden behind parapets. Slates can last a century or more, but the nails holding them corrode, and slates slip. Homes in Barwell are no exception. Lead flashings and shared chimney stacks on these houses need a proper look too.
With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What this survey can’t tell you
Our survey is not a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Confirming asbestos in older rainwater goods
- What’s hidden inside a downpipe
- Gutters out of sight from every safe viewpoint
If you are not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer. What a survey covers and does not.
Roof types and parts we check
- Downpipes
- Fascias and soffits
- Valley gutters
- Outlets and hoppers
- Parapet and box gutters
- Eaves gutters
What we do, step by step
Once we have finished looking, we write up our findings as a written report with photos, emailed to you. As for time on site, most surveys take roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. In a London conversion, the way into the roof space is often from a communal landing or the top flat. If that applies to your building, it helps to agree access with the neighbours or the managing agent first. Otherwise, the visit in Barwell runs like any other.
- We start with what you’ve noticed, such as damp or overflowing gutters.
- The eaves gutters, downpipes and fascias are looked at from ground level and windows.
- Valleys, parapets and box gutters are inspected where they can safely be seen.
- Where it’s safe, we check the loft for signs of water.
- You receive a report with photos and recommendations.

Advice
Gutter surveys in Barwell: local notes
Fitznells Manor, about 2.9 miles east, is one of the historic houses in the wider area around Barwell. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Outer London has a good many Victorian and Edwardian terraces with slate roofs, but also a great many interwar semis, frequently with hipped roofs in clay or concrete tiles. If your home in Barwell is one of them, bay roofs, hips and later dormers each have their own details. Whichever you have, the details that tend to fail before the covering itself get the closest look.
For site and facilities teams at buildings such as Ellingham Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. For landlords with property near Chessington South station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Useful tips for Barwell property owners
Over many surveys, some simple habits stand out:
- Look out for overflows when it pours
- Look for downpipes coming loose
- Book gutter clearing once a year, more frequently near trees
- Do not climb a ladder to look in the gutters
Questions about the report are welcome. With the Standard Survey there is a follow-up consultation, and the Premium Survey includes an in-person consultation.
Have overhanging branches and climbing plants cut back from the roof using someone with the right kit. Less debris means fewer blocked outlets.

Barwell questions
Is parking a problem for a survey in Barwell?
It depends on the street. Where there are permit zones, a visitor permit or nearby pay-and-display bay works well, and a driveway is even better.
Is my home in Barwell listed or in a conservation area?
Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
Will you check the drains below ground?
No, we do not carry out CCTV drain surveys. The survey covers gutters, outlets, hoppers, downpipes and overflows and flags signs of a drain problem.
How much time does the visit need?
It usually takes about 1–2 hours for a house, with bigger or more complicated roofs taking longer. You’ll know roughly how long when we arrange the visit.
Will you check the loft?
Yes, where the survey calls for it and there’s safe access. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.
Will I get photos?
Yes. Photographs are part of every report, so you can see each point for yourself.
Can you tell me if my old gutters contain asbestos?
No. We do not test for asbestos. If rainwater goods or soffits look like they could contain asbestos, we note it so a specialist asbestos surveyor can check before any work.
Can I check my roof myself?
The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.
What we’re asked to look at in Barwell
Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.
People usually book a survey after spotting one of these:
- Downpipes that are split or coming away
- Blocked outlets and hoppers
- Rotten fascias or stained soffits
- Leaves and moss blocking gutters
Take an older house close to Church of St Mary the Virgin: old fixings, lead flashings and tall chimneys are typical of older roofs.
Before booking anyone
- What the survey will not cover
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID
- How long the report takes to arrive
- How they’ll see the roof: from ground level, the loft, the roof or by drone
