Esher Gutter Survey
A survey of gutters, valleys, outlets and downpipes for Esher and the rest of Surrey. Surveys run seven days a week.
- Water spilling over the gutter edge
- Valley or box gutters that overflow inside
- Gutters that have fallen out of line
Gutter survey in Esher: what you get
A gutter needs a steady fall towards its outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints, along with the brackets and downpipe fixings. You get written recommendations, prioritised by urgency where relevant. We survey parapet and box gutters, eaves gutters and valley gutters, and common reasons people get in touch are valley or box gutters that overflow inside and leaking or loose downpipes.
Around Esher, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. It is the kind of slow problem a roof report picks up early. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.
Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photo. You’ll see the good as well as the bad.

What happens if roof problems are left?
Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Arranging work in a smaller place like Esher is easier with notice than in an emergency. A survey gives you that notice.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.

Landlord and commercial surveys in Esher
For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan, putting the urgent items at the top.
If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. We survey on weekdays and at weekends, which can make access easier.
Common roof problems in Esher
Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy and the extra load drags the gutter down. Once the fall is lost, water sits at the low point and spills over.
Things that often lead to a survey include:
- Cracked or loose downpipes
- Gutters full of debris and silt
- Water spilling over the gutter edge
- Water backing up from a hidden gutter
For landlords with property near Esher station, a roof report helps you deal with small faults before they turn into a call from a tenant.

When you need someone else
Before you book, it is worth knowing what a survey won’t do:
- Gutters out of sight from every safe viewpoint
- Asbestos testing of old gutters, downpipes or soffits
- What’s hidden inside a downpipe

Local roofs in Esher
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 1.8 miles south-west lies The Homewood, a reminder of how long the area around Esher has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.
Shop and office owners around Bentall Centre may find that a roof report helps plan work around trading rather than after a leak. Anyone responsible for a site like Milbourne Lodge School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Esher is about 5 miles north-west of Epsom, in Surrey. Esher is one of many places we visit across Surrey, for houses, flats and commercial buildings. Our area takes in places right across Surrey, large and small. Guildford is in our area too.

Your questions about gutter surveys in Esher
Does a conservation area affect roof work in Esher?
For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.
Do you survey roofs for landlords with property near Esher station?
Yes, rented property is part of what we cover. Just ring 07833 053749 or drop us an email and let us know about the building, including who will give access on the day.
Do you survey roofs on blocks of flats?
Yes, as long as access is agreed. Roofs over flats are frequently shared, so we need permission from the building owner or managing agent. We can only inspect what we are given access to.
How long have you been surveying roofs?
Over 5,000 surveys so far, across 20+ years of surveying roofs.
What’s the best way to book?
The quickest way is to call 07833 053749 or send us an email. Give us the address and a few details about the roof, and we will recommend the right survey. Surveys run on any day of the week.
Are you structural engineers?
No. Our survey isn’t a structural engineer’s report. We will recommend an engineer if we see signs that call for one.
Do you survey underground drains?
No. We check above-ground rainwater only, from the gutters to the bottom of the downpipes. If a drain below ground looks like the cause, the report says so.
The survey, step by step
We check the roof from outside and, where it is relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging, as far as the space allows. All in, the survey typically takes between one and two hours for a house, and about three to four hours for a commercial roof. With a bit of garden around a house, as there often is around Esher, the roof can be viewed from several angles. Let us know if any side is fenced off or hard to reach. The loft, where there’s safe access, completes the picture.
- First, we agree the areas to focus on.
- Each gutter run is checked for blockages, sags and leaking joints.
- We check the outlets, hoppers, downpipes and any overflows.
- We check fascias, soffits and walls for water damage.
- You get photos and written recommendations, prioritised where relevant.
Before we arrive
- Show us where any leaks or stains appear
- Have any questions written down, so nothing gets missed

DIY checks: what’s safe
It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry and it will help the survey.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.
