How a landlord roof survey works in Esher

We check the same things on a let roof as on any other: slates or tiles, ridges, hips, valleys, flashings, chimneys, gutters and the loft. Flat roofs over blocks, rear additions and garages are covered too when they’re in the agreed scope. Chimney stacks, parapets and party-wall upstands are checked as far as they can safely be seen and the loft where access is safe. If you’ve noticed blocked gutters over flats and standing water on a flat roof, a survey will tell you what’s going on, on rented houses, gutters and downpipes and converted houses alike.

Around Esher, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes often need the most attention. The fixings under an older roof frequently fail before good slates or tiles do.

What you get is a clear record of the let or shared roof on the day we saw it. That makes it useful now and a handy reference later, for instance when you want to check whether anything has changed.

Different roofs, different checks

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. The report records the underlay where it’s visible.

Shared chimney stacks

Damp in a chimney breast can start at the top of the stack. We record anything visible.

Landlords, agents and block managers in Esher

Landlords and agents in Esher book surveys as well as homeowners. The report gives you a dated record of the let or shared roof, with photos.

Shared roofs need a little more planning: we need access agreed with the building owner or managing agent. Let us know about it when you book and we’ll plan the visit with that in mind.

Useful tips for Esher property owners

You do not need to be a roofer to help. Here’s what helps most:

  • Make sure the roof space can be accessed
  • Book gutter clearing at least once a year
  • Give tenants a simple way to report leaks
  • Do not wait for a leak to survey the roof

If you need to share the findings with leaseholders or a board, the photographs help. We keep the report clear and jargon-light.

Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem typically is.

Landlord roof surveys in Esher: local notes

The Homewood, about 1.8 miles south-west, is one of the historic houses in the wider area around Esher. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live near a park such as Claremont Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls. For landlords with property near Esher station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as Milbourne Lodge School, its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Esher questions

How do I find out if my home in Esher is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Can a landlord with a rental near Esher station book a roof survey?

Of course. We just need to know who will give access, and the report can go straight to you or your agent.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access, while outside access can be discussed as you book.

How many surveys have you done?

Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.

What if it rains on the day?

It depends on the weather and the survey. High wind or heavy rain can make access unsafe and ground a drone, so we’d move the date with you.

I live in a flat. Can you survey the roof?

Yes, if the freeholder or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and testing are not part of what we do. We flag materials that could contain asbestos, like cement sheets or soffits on pre-2000 buildings.

What a landlord roof survey does not cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Responsibility under a lease
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)
  • The structure in the way a structural engineer would assess it

If in doubt, call 07833 053749 or use the contact form and we will point you to the right survey. What our survey covers.

Roof types and parts we check

  • Blocks of flats
  • Gutters and downpipes
  • Flat roofs on blocks
  • Rented houses
  • Converted houses
  • Shared roofs

How it works

Every visit follows the same pattern: we listen to what’s been worrying you, look at the roof from every safe viewpoint, take photos as we go and make notes for the report. Most visits take an hour or two for a single let house, with blocks of flats taking longer. Being in a smaller place like Esher does not change how the visit works: we look from ground level, from windows, from the loft and from the roof where it’s safe. It helps to show us anything you’ve already noticed.

  1. We agree which roofs and which parts of the building are included.
  2. We confirm which flats and loft spaces we need to get into, and you arrange access.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. Defects are photographed and their urgency noted.
  5. You get a written condition report to help plan maintenance.

Preparing for the visit

  • Leave side gates unlocked
  • Keep pets inside or away from the areas we’re looking at
  • Note where any stains or damp appear

Advice

DIY checks: what’s safe

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That’s where a survey comes in, using safe viewpoints and a drone where it applies.

If you have a loft with safe access, take a look inside. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
