Leave it or get it looked at?

A planned maintenance budget needs real information. Our report separates urgent items from those that can wait, so spending can be spread sensibly. Around Claygate, a leak in an older house can soak into timbers and plaster, which is far harder to put right than the roof fault itself.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. The price is confirmed before booking.

How a landlord roof survey works in Claygate

Managing agents and freeholders use our reports to plan maintenance and budgets. You can see what’s urgent and what can wait, as far as can be judged from what’s visible. It does not include repair cost estimates but contractors can price from it. Urgent defects are flagged clearly, so you can act on them first and plan the rest over the coming years. If you’ve noticed chimney stacks in poor repair and failed flashings at walls and chimneys, we can find out what’s behind it, whatever the roof.

Around Claygate, gardens, hedges and nearby trees can mean leaves and moss end up on roofs and in gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Plants growing from a gutter or moss on the tiles are signs worth noting from the ground.

Findings are set out part by part, from the main slopes down to the gutters and outlets, each with a short note and a photo. It records what’s sound as well as what is not.

Checking the roof from the ground

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey, using safe viewpoints and a drone where applicable.

Honest limits

A survey is a close look at the let or shared roof, but it can’t do everything. Its limits include:

  • Who pays under the lease (that’s a legal question)
  • Areas behind locked flats or blocked hatches
  • A full structural assessment of the building

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you. What our survey covers.

What we look at

  • Converted houses
  • Gutters and downpipes
  • Flat roofs on blocks
  • Blocks of flats
  • Rented houses
  • Shared roofs

How it works

The visit has one job: to see as much of the let or shared roof as can safely be seen and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes an hour or two on an ordinary house, or half a day or so for a commercial building. A visit to Claygate is planned like any other: the time, the access and where to park are agreed beforehand. Visits can be on weekdays, Saturdays or Sundays. Let us know about any garages, outbuildings or extensions you want included.

  1. You tell us about the building, its roofs and any known leaks.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. You receive photos and recommendations, prioritised where relevant.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Dig out any old roof reports or invoices
  • Keep pets in another room

Roofs, chimneys and gutters in Claygate

With The Homewood about 2.3 miles west, Claygate sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings such as Claygate Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you own one of the older houses in the streets near Church of Holy Trinity, old fixings, lead flashings and tall chimneys are typical of older roofs. Homes near green spaces such as Claygate Common can get more leaves in their gutters in autumn, and an overflowing gutter soon means a wet wall.

Claygate questions

Do you cover smaller places like Claygate?

Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.

I let a flat near Claygate station. Can you check the roof?

Yes, rented property is part of what we cover. Just call 07833 053749 or email us and let us know about the building.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

How long does the survey take?

Most surveys take roughly 1–2 hours for a house, and longer for a block or a building with several roofs. The report follows by email.

Can you tell me if my roof has asbestos?

No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.

Can you survey at the weekend?

We carry out surveys seven days a week. To arrange a date, phone 07833 053749 or send us an email.

Will you inspect a roof that several owners share?

Yes, we survey shared roofs often. Where a neighbouring roof is not part of the access, we can only see it from vantage points, and the report says so.
