About our landlord roof survey in West End

Some landlords book a survey when they buy a property to let, or after a tenant reports a leak. Agents and freeholders frequently want a survey for a rolling maintenance plan. Whatever the reason, the report follows the same clear format, with photos and recommendations. Surveys are carried out seven days a week which can help when arranging access with residents. We survey gutters and downpipes, blocks of flats and flat roofs on blocks, and the problems we’re asked to look at most are damp or stains in top-floor flats and standing water on a flat roof.

In a small place like West End, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What happens if roof problems are left?

Defects caught early can often be dealt with as planned work. Waiting for a leak can mean damage to ceilings, decorations and tenants’ belongings and force rushed work. Outbuildings and barns around West End are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Landlord roof survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included, and we can help you choose.

What you get with us

For landlords and managing agents

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work with less disruption.

If the property is let, the agent or a tenant can let us in, at a time agreed ahead of time. Surveys run on any day of the week, which helps when tenants work during the week.

FAQs for West End

Will you come out to West End?

Yes, West End is covered. We survey roofs across London and the South East, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

How do I find out if my home in West End is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you look in the loft space?

Where it is relevant to the survey and there’s safe access, yes. A clear path to the hatch helps.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or use the contact form.

Is a landlord roof survey the same as a full building survey?

No, it focuses on the roof. It’s not a RICS Level 2 or 3 survey, and it is not a structural engineer’s report.

How much time does the visit need?

Most visits to a house take about 1–2 hours and larger buildings take longer.

Will you inspect a roof that several owners share?

Yes. We inspect the parts we’re given access to, as far as they can be seen safely. The report records what couldn’t be seen as well as what could.

How the survey works

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes about 1–2 hours for a house, while a commercial roof takes nearer three to four hours. Cottages and farmhouses around West End often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we cannot see is noted.

  1. We agree the roofs to be surveyed and what you need the report for.
  2. You arrange access to the loft and any flats we need.
  3. We inspect each roof as far as it can be seen safely.
  4. Every defect is photographed and its urgency noted where relevant.
  5. A written condition report follows to help you plan.

Before the survey

  • Gather any invoices or paperwork from past roof work
  • Leave a clear route to the loft
  • Make a note of anything you’d like us to look at

Landlord roof surveys around West End

The Homewood, about 1 mile south-west, is one of the historic houses in the wider area around West End. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

If you look after a building like Claremont Fan Court School, a written record of a large roof helps plan work for the holidays rather than in term time. Take an older house close to St George's: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Living close to Claremont Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn.

West End is about 1 mile south-west of Esher, in Surrey. Roofs in West End get the same thorough look as anywhere else in Surrey. Across Surrey, we cover West End and the places around it. There’s also a page for Guildford.

Practical tips

Small things make a difference. Some pointers:

  • Act on high-priority defects quickly
  • File each roof report for future reference
  • Do not wait for a leak to survey the roof
  • Ask your managing agent about lease terms

How soon the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Agents often choose the package that suits the building.

Encourage residents to tell you about leaks or damp straight away. The sooner you know, the smaller the problem usually is.

When you need someone else

It is a careful look at the let or shared roof, not the whole story. The main limits are:

  • A full structural assessment of the building
  • Areas behind locked flats or blocked hatches
  • Whether materials contain asbestos (a specialist asbestos surveyor’s job)

If you’re not sure which survey you need, call 07833 053749 or drop us an email and we will give you a straight answer. The full list of what we check.

How the survey changes by roof type

Party-wall upstands and parapets

Terraced roofs have party-wall upstands between houses. Their flashings and pointing can let water in.

Roof spaces and lofts

Underlay on older roofs can be felt, or missing. We note what we see from inside.
