Flat roof surveys in West End

West End: your questions answered

Is West End in the area you cover?

We do. Every survey there gets the same written report with photographs, and visits run on weekdays and weekends.

Do you cover smaller places like West End?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Do you look for flat roof leaks?

We check the whole roof, since water can travel before it shows inside. Every split, lap, upstand, outlet and rooflight we can see is checked. If the cause can’t be seen, we’ll say so and suggest what would help.

How experienced are you?

Over 20 years and more than 5,000 surveys, across London and South East England.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Let us know which days suit you when booking.

How long will you be at the property?

Most surveys take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. We’ll confirm the timing as you book.

Is it a structural engineer’s report?

No. We note visible signs such as sagging or deflection, but we do not carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Flat roof survey in West End

A flat roof leak often travels before it shows on the ceiling. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey single-ply membranes, upstands and outlets and mastic asphalt, and people most often book us about edge trims that have lifted or split and pools of water lying on the roof.

Some older homes in villages like West End are listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Finding out what state the roof is in gives you the facts to plan with. Listed building consent is needed for changes that affect a listed building’s special interest.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey adds thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

Tips from our surveys

Getting the most from a flat roof survey starts before we arrive and carries on afterwards. Tips:

  • Ask contractors to protect the roof if they work on it
  • Check the outlets after the leaves fall
  • Keep clear of rooflights and fragile roof sheets
  • Note any new marks on ceilings beneath the roof

If you are buying, the report gives you something specific to take back to the seller or agent. It can support a request for work before completion or a conversation about price, depending on the findings.

Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.

What a survey costs

Several things affect the price of a survey:

  • How many separate roofs there are, such as extensions, dormers and garages
  • Commercial roofs and larger buildings
  • Basic, Standard or Premium
  • Roof area

Prices start from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, with VAT included.

Helping us price your survey

You do not need to know any roofing terms. Just tell us:

  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside
  • Access details, like a loft hatch or a shared roof
  • Photos of the roof, taken safely from the ground or a window

Not sure which survey you need? The easiest way is to phone 07833 053749 or drop us an email and describe the roof and what’s worrying you. We will talk you through the options and what they cost.

How the survey changes by roof type

Felt and built-up roofs

Felt roofs often last around 15 to 20 years, depending on how they were laid and looked after. Our report sets out its condition and the areas most at risk.

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. Our report notes cracks and any sign that the deck is flexing.

What happens on the day

On the day, we start by asking what you’ve noticed and what you want to find out. We then inspect everything that can safely be seen. The survey usually takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Somewhere as small as West End, access is frequently the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Visits can be on weekdays, Saturdays or Sundays.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. We check the roof from ground level, windows and the roof where it’s safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

How to prepare

  • Tell us about parking before the day
  • Buyers: confirm access with the estate agent or seller
  • Keep pets in another room

For an older or listed building in a place like West End, repairs may need matching materials and consent, so a defect found early gives time to plan the work properly.

Prices quoted always include VAT, and the written report is part of the package. Prices start from £150, including VAT. Where your roof sits in the range depends on its size, height and access.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Parts of the roof that aren’t safe to walk on or view
  • Whether old sheeting or boards contain asbestos
  • A structural engineer’s assessment of the deck

Flat roof surveys in West End: local notes

Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. About 1 mile south-west lies The Homewood, a reminder of how long the area around West End has been built on. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

For an older house near a landmark such as St George's, later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear. For landlords with property near Hersham station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Claremont Fan Court School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
