How a chimney survey works in West End
Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it is not used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. If you’ve noticed a chimney out of line and damp on a chimney breast inside, we can find out what’s behind it, on shared and party-wall stacks, flaunching and lead flashings alike.
Some older homes in villages like West End are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.
What you get is a clear record of the chimney stack on the day we saw it. It’s useful straight away, and a good reference for later.

Tips that help
A survey works best with a little help from you, before and after. Tips:
- Find out whether changes to a stack need permission
- Photograph damp patches with the date
- Glance at the stacks from the street now and then
- Never climb onto the roof to look at a chimney
After the visit, we write up the report with photos of each stack. It explains the condition of each part of the stack and any damp inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.
Check redundant flues are capped with ventilation. That helps stop damp building up inside.
West End: your questions answered
Does a conservation area affect roof work in West End?
The council and Historic England’s list are the places to check. Either can affect what roof work is allowed, so it is worth checking before planning any.
I let a flat near Hersham station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can call 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.
What happens after the survey?
You will receive the report by email, and you decide the next step: raise it with a seller, send it to an insurer, brief a roofer or share it with a managing agent.
How can you see the top of the stack?
Each stack is viewed from the safest viewpoints: from the ground, windows and vantage points, and from the loft where there is access. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.
Can you find out why my chimney breast is damp?
There are a few common causes: water getting in at the top, through the brickwork or at the flashings, or moisture trapped in a stack with no ventilation. Our survey checks each of these and records the likely cause.
What do you check on a chimney?
We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. You get a written report with photos.
I live in a flat. Can you survey the roof?
Yes. A shared roof needs access agreed first, with the building owner or managing agent. Let us know about it when you book and we’ll plan the survey around it.
How we price chimney surveys
Prices vary from roof to roof, for these reasons:
- Whether it is a home or a commercial building
- Which survey package you book
- Features like valleys, chimneys, dormers and parapets
- The height of the building and how the roof can be seen safely
Our price is from £150, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.
Booking your survey
When you call or email, these details help:
- The reason for the survey, such as buying, a leak or storm damage
- The type of building and roof, such as pitched or flat
- The property’s address and postcode
- Access details, like a loft hatch or a shared roof
Chimney survey starts from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or drop us an email to find out.
What a chimney survey doesn’t cover
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Flue inspections or sweeping
- Whether a stack needs rebuilding on structural grounds
- Hidden damage within the stack
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we will tell you. What our survey covers.

- Chimney breasts
Different roofs, different checks
Rendered stacks
Cracked render can let water in and trap it behind. We record any cracking and where it is.
Lead flashings
Some older stacks have mortar fillets instead of lead. They tend to crack, so we look at them closely.
Do you need a chimney survey in West End?
A stack takes the weather from every direction. Frost opens up cracks in the mortar, and rain gets into worn bricks and joints. People usually call us when they notice damp or a problem with the stack, or before a purchase.
Most people get in touch after spotting something like this:
- A chimney out of line
- Flashings pulling away from the stack
- Bricks with flaking faces
- Gaps in the mortar around the pots
For an older house near a landmark like St George's, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
Questions to ask before booking
- How they’ll see the roof: from ground level, the loft, the roof or by drone
- How long the report takes to arrive
- Whether you get a written report with photos
- If they fly a drone, whether they hold a CAA Flyer ID and Operator ID

West End homes and their roofs
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around West End has a long history of building, with The Homewood about 1 mile south-west. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area.
Trees in and around Claremont Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall. If you look after a building like Claremont Fan Court School, a written record of a large roof helps plan work for the holidays rather than in term time.

The nearest railway station is Hersham station, roughly 1.1 miles north-west of the centre. How the survey works
The visit has one job: to see as much of the chimney stack as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It usually takes about 1–2 hours on an ordinary house, rising to roughly 3–4 hours on a commercial building. In a hamlet or village like West End, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First you let us know about the chimneys, any damp on the chimney breasts and any worries.
- The stacks are looked at from the ground, from windows and from other safe vantage points.
- The pots, cowls, flaunching, pointing, brickwork and flashings are checked and photographed.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- You get a photo-illustrated written report and our recommendations.
Preparing for the visit
- Find any records of previous roof work
- If the roof is shared, arrange access with whoever manages the building
- Buyers: confirm access with the estate agent or seller
