How a gutter survey works in West End

This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey, so we can’t see inside underground pipes. If the problem looks like a blocked or broken drain below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. Typical surveys look at leaks at the gutter joints and brackets that have dropped or snapped, across fascias and soffits, eaves gutters and parapet and box gutters.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

West End: your questions answered

Is my home in West End listed or in a conservation area?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Do you survey roofs for landlords with property near Hersham station?

Yes, that is a common request. We just need to know who will give access, and the report can go straight to you or your agent.

When does the report arrive?

It depends on the package: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. Reports are sent by email.

Is there a good time of year to book a gutter survey?

There is no wrong time. If you’ve already seen a gutter overflowing, it is best not to wait, because the walls take the water.

Do you carry professional indemnity insurance?

Our surveys are covered by professional indemnity and public liability insurance. Ask if you need details for a managing agent or building owner.

Do you test soffits or gutters for asbestos?

No, that is a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so you can arrange that check.

Is a Saturday or Sunday visit possible?

Yes, we carry out surveys on Saturdays and Sundays as well as weekdays. To book, phone 07833 053749 or drop us an email.

How the survey works

The visit normally starts outside and finishes in the loft: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes between one and two hours at most homes, and about three to four hours for a commercial roof. Cottages and farmhouses around West End often have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. We agree which parts of the building you are most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. We check the outlets, hoppers, downpipes and any overflows.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before the survey

  • Clear the way to the loft hatch
  • Buyers: confirm access with the estate agent or seller
  • Have any paperwork from past roof work to hand

Cast iron gutters

Lots of period homes still have cast iron rainwater goods. Kept painted, they can last a long time but corrode once the paint wears off.

Fascias and soffits

Some older soffits may contain asbestos. We flag any that could be so a specialist asbestos surveyor can check them before they’re disturbed.

Why act early in West End

A dripping joint or sagging bracket won’t get better on its own. Each heavy rain puts more water where it shouldn’t be on the walls, the fascias and sometimes the rooms inside. Getting it surveyed now shows what needs attention first. Matching old materials, like handmade tiles or stone slates, can take time to source. Spotting a problem early leaves room to find them.

Our price is from £150, including VAT. Packages run from Basic at £150 through Standard at £250 to Premium at £400, inc. VAT, and we’ll tell you which fits.

Local roofs in West End

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. The wider area around West End has a long history of building, with The Homewood about 1 mile south-west. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.

For an older house near a landmark such as St George's, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Trees in and around Claremont Park shed leaves that can end up in nearby gutters, and an overflowing gutter soon means a wet wall.

West End is about 1 mile south-west of Esher, in Surrey. Houses, flats, blocks and commercial buildings in West End can all book gutter surveys, with a written report and photographs every time. Our area takes in places right across Surrey, from the larger towns to small villages. There’s also a page for Guildford.

Gutter surveys in KT10 and KT12 work the same way as everywhere else we cover. If you need a gutter survey at a property on Esher Road, Garson Road and Lammas Lane or anywhere close by, we can help. You’ll find West End on the A244 and A307, which makes it simple to reach. If you are just outside West End, we cover Esher (1 mile north-east), Lower Green (1 mile north-east), Claygate (2 miles east), Hinchley Wood (2 miles north-east) and Weston Green (2 miles north-east). Within a short drive, we also cover Guildford (12 miles south-west), Woking (9 miles west), Camberley (15 miles west), Epsom (5 miles east), Redhill (13 miles south-east) and Ewell (5 miles east).

Signs you need a gutter survey in West End

Leaves are behind most blocked gutters. Every autumn, trees fill gutters with leaves, twigs and seeds and the debris builds up at the outlets. Once an outlet is choked, the gutter fills and overflows.

Here are some of the things we see often:

  • Dripping or leaking gutter joints
  • Gutters overflowing in heavy rain
  • Gutters that have fallen out of line
  • Overflowing valley or parapet gutters

If you look after a building such as Claremont Fan Court School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • Which parts of the roof they’ll actually see
  • Whether the price includes VAT
  • Is there a chance to talk the report through?
  • Whether the roof space is looked at, where there is one

What a roof survey includes

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Book gutter clearing once a year, more often near trees
  • Look for new stains on ceilings below valleys after rain
  • Check from the ground or a window, not a ladder
  • Look for green streaks or damp patches on walls

The report comes with photos and clear written recommendations. Share it with a contractor of your choice so they know what needs doing.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Rented homes, blocks and businesses

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.
