Gutter surveys for homes and businesses in Cobham
This survey covers rainwater above ground: gutters, outlets, hoppers, downpipes and overflows. It is not a CCTV drain survey and we cannot see inside buried drains. Where water seems to be backing up from below ground, the report will say so, so you can get the drains checked separately. Anything we find above ground, such as a split hopper or a leaking downpipe, is photographed and recorded. We are often asked to look into overflowing eaves gutters and soffits marked by water, on parapet and box gutters, outlets and hoppers and eaves gutters.
Houses in smaller places like Cobham can face open ground, where wind and driving rain hit the roof harder. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose. Once one ridge tile or slate moves, wind gets under the next one too.
Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You will see the good as well as the bad.

What we can’t see
No survey can tell you everything, and we’d rather be clear about that before booking. Bear these in mind:
- Whether a material contains asbestos (a specialist asbestos surveyor’s job)
- Blockages deep inside downpipes
- What’s behind fascias and inside walls
If in doubt, ring 07833 053749 or email us and we’ll point you to the right survey before booking. The full list of what we check.
Roof types and parts we check
- Valley gutters
- Parapet and box gutters
- Downpipes
- Outlets and hoppers
- Eaves gutters
- Fascias and soffits
Before and after the survey
From years of surveys, a few habits stand out as worth the effort:
- Note any damp stains below the gutters
- Check from the ground or a window, not a ladder
- Include valley, parapet and box gutters when clearing
- Have gutters cleared at least once a year
If we think the problem lies underground, we will say so, so a drain survey can be arranged. Anything else we notice on the roof, as far as we can see it, is noted too.
Hidden gutters need clearing too. They block in the same way as the gutters you can see but you cannot check them from the street, so ask for them to be included when gutters are cleared.
Leave it or get it looked at?
Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without one, it is guesswork from ground level. Arranging work in a smaller place like Cobham is easier with notice than in an emergency. A survey gives you that notice.
Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. The price is always agreed first.

Questions from Cobham
I let a flat near Cobham & Stoke Dabernon station. Can you check the roof?
Yes, that is a common request. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
Does a conservation area affect roof work in Cobham?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.
Do you survey underground drains?
No, we don’t carry out CCTV drain surveys. We check gutters, outlets, hoppers, downpipes and overflows and note any sign that the drains need checking.
Could my damp wall be caused by the gutters?
Leaking gutters and downpipes are a common cause of damp walls, and we check for exactly that. If the evidence points elsewhere, we’ll say so as far as we can tell from what’s visible.
Can you tell me if my old gutters contain asbestos?
No, that’s a job for a specialist asbestos surveyor. We point out materials on older buildings that could contain asbestos so it can be checked before work starts.
I live in a flat. Can you survey the roof?
Yes, if whoever owns or manages the building agrees access. We look at the parts we’re given access to.
Are you structural engineers?
No. We point out what can be seen, such as sagging or deflection, but we’re not structural engineers and don’t carry out calculations. If we think you need an engineer, the report says so.
What we are asked to look at in Cobham
Brackets can loosen, corrode or snap over the years. Wet leaves and silt add a lot of weight, and that weight pulls sections out of line. Once the fall is lost, water sits at the low point and spills over.
Common reasons to book include:
- Overflowing eaves gutters
- Valley or box gutters that overflow inside
- Sagging gutters and loose brackets
- Gutters full of debris and silt
Anyone responsible for a site like St Andrew's CofE Primary School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.
Before booking any roof surveyor
- Will the report include photos?
- Whether the roof space is looked at, where there is one
- How much experience they have with roofs like yours
- How they plan to inspect the roof safely

Can I check my roof myself?
A DIY look is useful, but it is not a survey. From the ground, valleys, flashings and the backs of chimneys are frequently out of sight.
Look up at the roof after a storm, from the ground: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
What we do, step by step
Time on site depends on the size and shape of the roof, but as a rough guide the survey takes an hour or two at a house, depending on how many gutter runs and downpipes there are. You are welcome to ask questions while we are there. Some parts of a survey depend on the weather, so a visit to Cobham is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from ground level and the loft can go ahead in most weather.
- We start by hearing about any drips, overflows or damp patches.
- We look along the gutters, downpipes and fascias from the ground and from windows.
- We check hidden gutters, such as valleys and parapets, where it is safe to see them.
- We look in the roof space, where there’s safe access, for signs of water getting in.
- The findings are written up with photographs and recommendations.
How to prepare
- Dig out any old roof reports or invoices
- If you’re buying, let the agent know when we are coming
- Have keys ready for side gates, garages or roof access doors

Advice
What a gutter survey looks like in Cobham
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. The Homewood, about 1.2 miles north, is one of the historic houses in the wider area around Cobham. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
Landlords with a home close to Cobham & Stoke Dabernon station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. For an older house near a landmark such as Church of St Andrew, old fixings, lead flashings and tall chimneys are typical of older roofs.
