Your questions about gutter surveys in Lower Green

Will you come out to Lower Green?

Yes, Lower Green is covered. Our area covers London and South East England, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.

Can a landlord with a rental near Esher station book a roof survey?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or drop us an email with the details, and we’ll talk through which survey suits.

Is a Saturday or Sunday visit possible?

Yes, weekend visits are possible as well as weekdays. To book, call 07833 053749 or email us.

Can you give me structural calculations?

No. We are roof surveyors, not structural engineers. We’ll recommend an engineer if we see signs that call for one.

What does the report include?

A photo-illustrated written report, covering the condition of the gutter, the defects we found and what we recommend. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where it applies and structural analysis.

Do you survey roofs on blocks of flats?

Yes, once access has been agreed. Roofs over flats are frequently shared, so the building owner or managing agent needs to agree access. We inspect only the parts we are allowed to reach.

Will you walk on the roof?

Only when it is safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable, and the report records anything we couldn’t see.

Gutter surveys for homes and businesses in Lower Green

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t and that normally means the walls or the inside of the building. We check the full rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. The findings go into a written report with photos. If you are worried about leaking or loose downpipes and valley or box gutters that overflow inside, we can find out what’s behind it.

Somewhere as small as Lower Green, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

We keep jargon out of it: if work is needed, the report says so clearly.

What a gutter survey doesn’t cover

It’s useful to know what a survey won’t do before booking:

  • Gutters out of sight from every safe vantage point
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Damage hidden inside walls or behind boards

Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before you book. The full list of what we check.

What we check

  • Eaves gutters
  • Parapet and box gutters
  • Valley gutters
  • Downpipes
  • Outlets and hoppers
  • Fascias and soffits

Practical tips

Most of what helps is simple and safe from ground level. Our suggestions:

  • Have gutters cleared at least once a year
  • Check that downpipes are firmly fixed to the wall
  • Don’t leave hidden gutters out of a clear-out
  • Do not climb a ladder to look in the gutters

The report comes with photos and recommendations, prioritised by urgency where relevant. Share it with a contractor of your choice so they know what needs doing.

Look at the gutters from indoors or the ground when it pours. Overflows and dripping joints are a sign to act before damage builds up.

What we are asked to look at in Lower Green

Hidden gutters are often lined with lead or another sheet covering. Splits and blocked outlets in these gutters can send water straight into the building as there’s nowhere harmless for it to go. Lead is also a target for theft.

It is worth booking a survey if you’ve seen:

  • Water backing up from a hidden gutter
  • Leaves and moss blocking gutters
  • Choked outlets or hopper heads
  • Rotten fascias or stained soffits

For landlords with property near Esher station, a dated record of the roof is useful when planning maintenance across a let.

What to check before booking

  • Their report turnaround times
  • How long they’ve been surveying roofs
  • Will they check the loft as well as the outside?
  • What the report includes, and whether it has photographs

What a good roof survey covers

What happens if roof problems are left?

A gutter clear-out takes the leaves away but it will not explain why water keeps spilling over. Our survey also looks at falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Older cottages and farmhouses around Lower Green can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

A Basic Survey starts from £150, inc. VAT. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. We confirm the price for the job before you book.

What affects the cost of gutter surveys

When we price a survey, we consider:

  • How many separate roofs there are, like extensions, dormers and garages
  • Commercial roofs and larger buildings
  • The shape of the roof and its details
  • Whether you choose the Basic, Standard or Premium Survey

One thing that affects the price is the package: from £150 for Basic, £250 for Standard and £400 for Premium, inc. VAT. Size, height and access can affect the price too.

Getting in touch

You don’t need to know any roofing terms. Just let us know:

  • Photos of the roof, taken safely from the ground or a window
  • Where any leaks, stains or damp patches show inside
  • Your timetable, such as an exchange date
  • What kind of property and roof it is

Not sure which survey you need? It is easiest to ring 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Gutter surveys around Lower Green

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 1.9 miles north-east lies Hampton Court Palace, a reminder of how long the area around Lower Green has been built on. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

For businesses in and around places like Bentall Centre, a written record of the roof’s condition helps you plan maintenance rather than react to leaks. Take a building like Cranmere Primary School: a written record of a large roof helps plan work for the holidays rather than in term time.

Lower Green is about 1 mile north of Esher, in Surrey. Lower Green gets the same service as everywhere else we work: a careful look at whatever is safely visible, photos and a clear written report. We cover towns and villages across Surrey. Guildford is in our area too.

How the survey works

Photographs are taken throughout the visit, so the report shows exactly what we saw. Close-ups come from the safest viewpoint available. A typical visit takes roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. Older roofs in small places like Lower Green can have low, tight loft spaces, so it helps to know whether there’s a loft hatch and how easy it is to reach. We only go where it’s safe.

  1. First, we agree the areas to focus on.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. Fascias, soffits and the walls below are looked at for signs of overflow.
  5. Findings are photographed and set out in a written report.

Before we arrive

  • Make sure pets are kept safely away
  • Note where any stains or damp appear
  • Unlock side gates and any roof access doors
