Roofs, chimneys and gutters in Egham

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. About 3.7 miles north-west lies Frogmore House, a reminder of how long the area around Egham has been built on. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Landlords with a home close to Egham station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building such as Manorcroft Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

Gutter surveys for homes and businesses in Egham

Some gutters are easy to see from the street but plenty of gutters are tucked away. Valley, parapet, box and secret gutters can send water indoors when they overflow. We look at them as far as they can be seen safely, from the ground, from windows, from the loft space and from the roof where it is safe. Hidden gutters are a common source of leaks inside. If you’re worried about downpipes that are split or coming away and leaves and moss blocking gutters, a survey will tell you what’s going on, whatever the roof.

Most homes in a town like Egham are houses, so the roof is typically the owner’s to look after. Small faults, such as a cracked ridge, a slipped tile or a blocked gutter, are cheaper to deal with early. A roof report gives you a list of what needs doing and how soon, whether you live in the house or let it. Photos show you exactly what was seen, even on parts you cannot reach yourself.

Every survey ends with a written report, with photographs, emailed to you. It sets out the condition of the gutter, any defects and our written recommendations.

When you need someone else

Every survey has limits, and we’d rather be clear about that before booking. Keep these in mind:

  • Parts of gutters that cannot be seen safely
  • Damage hidden inside walls or behind boards
  • What’s hidden inside a downpipe

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. What our survey covers.

Roof types and parts we check

  • Parapet and box gutters
  • Fascias and soffits
  • Eaves gutters
  • Downpipes
  • Outlets and hoppers
  • Valley gutters

Can I check my roof myself?

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

Common roof problems in Egham

Brackets can loosen, corrode or snap over the years. A gutter full of wet debris is heavy, and that weight pulls sections out of line. Lose the fall and water gathers in the dip, then overflows.

A survey makes sense if you’ve noticed:

  • Rotten fascias or stained soffits
  • Gutters packed with leaves or moss
  • Joints that drip after rain
  • Downpipes that are split or coming away

If your home is one of the older ones in the streets near St John's Church, its chimney, valleys and lead work are likely to be the parts that need attention first.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they plan to inspect the roof safely
  • Will they check the loft as well as the outside?
  • Whether the price includes VAT

What a roof survey includes

Roof by roof

Aluminium and other metal gutters

Long metal gutter runs on larger buildings can hide blocked outlets, so we check the outlets carefully.

Fascias and soffits

Fascias carry the gutters, so a rotten fascia can let the gutter drop. Damaged or stained boards are recorded.

The survey, step by step

The aim of the visit is simple: to see as much of the gutter as can safely be seen and record it clearly. Notes and photos go into the written report. The visit normally takes an hour or two for a house, rising to roughly 3–4 hours on a commercial building. A visit in Egham runs most smoothly with the loft hatch clear, side gates open and a parking spot in mind. Someone needs to let us in, so let us know who that will be.

  1. We agree which parts of the building you’re most worried about.
  2. Each gutter run is checked for blockages, sags and leaking joints.
  3. Outlets, hoppers, downpipes and overflows are inspected.
  4. We check fascias, soffits and walls for water damage.
  5. You get photos and written recommendations, prioritised where relevant.

Advice

Questions from Egham

Do you survey roofs for landlords with property near Egham station?

Yes, that’s a common request. We just need to know who will give access, and the report can go straight to you or your agent.

Do you cover Egham?

We do. The survey and report are the same in Egham as anywhere else.

Are hidden gutters like valleys and box gutters included?

Yes, as far as they can safely be seen. We use the ground, windows, the roof space and the roof where it’s safe and a drone where it applies.

What happens after the survey?

You’ll get the report by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Is a CCTV drain survey included?

No. Our gutter survey covers rainwater above ground down to where the downpipes reach the ground. Where a below-ground drain seems to be the problem, we’ll tell you.

I live in a flat. Can you survey the roof?

Yes, as long as access is agreed. The roof of a block or converted house is frequently shared, so we need permission from whoever owns or manages the building. We inspect only the parts we are allowed to reach.

Does this replace a RICS home survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

For landlords and managing agents

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Larger roofs take longer, so they’re priced to suit.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.
