Gutter surveys for homes and businesses in Thorpe

Owners get in touch after seeing an overflow, finding damp or planning ahead for winter. Landlords and managing agents use it to plan maintenance, and some buyers want the rainwater system checked before exchange. Whoever books, we inspect and report in the same way, with photographs and written recommendations. Visits can be on weekdays, Saturdays or Sundays. If you’ve noticed gutters that have fallen out of line and leaves and moss blocking gutters, a survey will tell you what’s going on.

Village roofs frequently face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Practical tips

Getting the most from a gutter survey starts before we arrive and carries on afterwards. Some tips:

  • Keep climbers away from the eaves
  • Check that downpipes are firmly fixed to the wall
  • Don’t climb a ladder to look in the gutters
  • Look out for overflows when it pours

Landlords and managing agents can keep the report with the building’s records and use it to plan upkeep. Photos make it easier to explain the work to owners, tenants or contractors.

Do not forget valley, parapet and box gutters. They collect leaves and silt just like eaves gutters but you can’t check them from the street, so ask for them to be included when gutters are cleared.

What happens on the day

We don’t take risks to get a closer look. We inspect what can safely be seen, and anything we can’t see is noted in the report. The survey usually takes between one and two hours on an ordinary house, with bigger or more complicated roofs taking longer. Somewhere as small as Thorpe, access is frequently the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We ask about overflows, damp or leaks you’ve noticed.
  2. Gutters, downpipes, fascias and soffits are inspected from safe vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it’s safe to see them.
  4. We look in the loft space, where there is safe access, for signs of water getting in.
  5. You get a written report with photos and recommendations.

Preparing for the visit

  • Keep pets inside or away from the areas we are looking at
  • Check we can get to the back of the property
  • Move anything stored under the loft hatch

Advice

Signs you need a gutter survey in Thorpe

Sometimes a gutter struggles with the area of roof draining into it. Added roof area from an extension can load an older gutter and the weakness shows in a heavy downpour.

These are some of the problems a survey can pick up:

  • Gutters packed with leaves or moss
  • Downpipes that are split or coming away
  • Choked outlets or hopper heads
  • Water backing up from a hidden gutter

Anyone responsible for a site like Thorpe CofE Aided Primary School will know that large buildings have long gutter runs and big roofs that need checking like any other.

Questions to ask before booking

  • Is VAT included in the price?
  • Which parts of the roof they’ll actually see
  • Whether you can ask questions once you have the report
  • What the survey will not cover

What to expect from a roof survey

Thorpe homes and their roofs

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them. With Botleys Mansion about 2.5 miles south, Thorpe sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.

Homes near green spaces such as Penton Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls. If your house is among the older ones in the streets near Church of St Mary, its chimney, valleys and lead work are likely to be the parts that need attention first.

Thorpe: your questions answered

How do I find out if my home in Thorpe is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Will you come out to Thorpe?

Yes, Thorpe is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How much is a gutter survey?

The Basic Survey starts from £150, the Standard from £250 and the Premium from £400, all including VAT. For a price for your building, call 07833 053749 or use the contact form.

How many surveys have you done?

We have been surveying roofs for over 20 years and have completed over 5,000 surveys across London and the South East.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. If you have a deadline, like an exchange date, tell us as you book.

Do you climb onto every roof?

Not always. Safety comes first, and fragile or steep roofs can’t always be walked on. Safe viewpoints, the loft and a drone where applicable let us see the rest, and the report records anything we couldn’t see.

Will you check if gutters are causing damp inside?

The survey looks at whether rainwater is spilling onto the wall, through overflows, drips or damaged downpipes. We cannot see inside walls, so the report covers what can be seen.

What happens if roof problems are left?

Our report is a dated record of what we found, which helps when you plan work or brief a contractor. Without it, you’re relying on what can be seen from the pavement. Outbuildings and barns around Thorpe are easy to forget, but a failed roof there can spoil what’s stored inside. It is worth including them in a survey before a winter does the damage.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

How the survey changes by roof type

Cast iron gutters

Cracks frequently open on the back of cast iron downpipes, so we look closely at the walls around them.

Lead-lined valley and parapet gutters

Some older roofs have a central valley running to the back, and a blockage there can overflow inside. We check it where it is safe to see.

What a gutter survey doesn’t cover

To be straight with you, a roof survey has limits:

  • Damage hidden inside walls or behind boards
  • Gutters out of sight from every safe viewpoint
  • Confirming asbestos in older rainwater goods

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. The full list of what we check.
