Electronic leak detection in Thorpe

Local flat roofs in Thorpe

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. Botleys Mansion, about 2.5 miles south, is one of the historic houses in the wider area around Thorpe. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

For an older house near a landmark such as Church of St Mary, the flat roofs on later extensions tend to wear out long before the main roof. For site and facilities teams at buildings such as Thorpe CofE Aided Primary School, large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

Thorpe is about 2 miles south-east of Egham, in Surrey. In Thorpe, as across Surrey, every roof gets the same careful survey. Our Surrey coverage includes Thorpe and the places around it. We also survey roofs in Guildford.

Electronic leak detection in TW20 work the same way as everywhere else we cover. We offer electronic leak detection to properties on Village Road, Western Avenue and Midway Avenue. Electronic leak detection in Thorpe: what you get

We carry out electronic leak detection on flat roofs in Thorpe and across London and the South East. Testing usually takes a time that depends on the size of the roof and how it’s built, which we set out in the quote. We quote electronic leak detection for each roof, as the method and time depend on the roof. You get a report with photographs. If you’re worried about stains far from any visible defect and waterproofing to test before it’s covered, we can find out what’s behind it.

Older buildings in small places like Thorpe may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Knowing the roof’s condition is the starting point. Listed building consent is needed for changes that affect a listed building’s special interest.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

Can I check my roof myself?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

What we look for on each type of roof

Inverted and paved roofs

Paving and terraces cover the membrane. Suitability depends on the layers.

Bituminous membranes

Bitumen roofs can frequently be tested electronically though the layers below matter.

Thorpe: your questions answered

Is Thorpe within the area you cover?

Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route when booking.

How do I find out if my home in Thorpe is listed?

The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Will you go up on the roof?

Not unless it is safe. Safe viewpoints, the loft space and a drone where applicable cover most of what’s needed.

How much does electronic leak detection cost?

Each roof is quoted on its size and build-up. Tell us about the roof and where it leaks. Just ring 07833 053749 or use the contact form for a quote.

Does someone need to be in?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

Do you take photos of the roof?

Yes. Photos are taken throughout the survey, and they go into the written report.

The survey, step by step

After the inspection, everything we found is written up as a written report with photos, sent to you by email. On timing, most surveys take longer on a large roof than a small one, and the build-up of the roof makes a difference too. Somewhere like Thorpe needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We agree the area to be tested.
  2. The surface is prepared for the chosen method.
  3. We work across the roof with the test equipment.
  4. We mark the breach locations in our records.
  5. The report is sent for your roofer to act on.

What we’re asked to look at in Thorpe

Water travels under flat roof membranes. The leak may show some distance from where water gets in, so tracing it by eye is difficult.

People normally book a survey when they’ve noticed one of these:

  • Leaks that return after repairs
  • New membranes needing a check before handover
  • Holes left by work on the roof
  • Breaches hidden under paving or planting

If you own a rental within reach of Virginia Water station, the flat roof over a let home is worth a look before it becomes a tenant complaint.

Before booking anyone

  • How they plan to inspect the roof safely
  • Whether the loft is part of the inspection
  • Their insurance cover
  • Their report turnaround times

What a roof survey includes

What we can’t see

A survey is a proper look at the flat roof membrane, but it can’t do everything. Its limits include:

  • Roofs whose membrane or build-up isn’t suitable
  • Parts of the roof covered by fixed equipment
  • Water entering through details rather than the membrane

Not sure which survey suits your roof? You can call 07833 053749 or email us and we’ll tell you before you book. What our survey covers.

What this survey covers

  • Green roofs
  • Flat roof membranes
  • Commercial flat roofs
  • Roof terraces and balconies
  • Liquid-applied waterproofing
  • Single-ply roofs

Useful tips for Thorpe property owners

A survey works best with a little help from you, before and after. Some tips:

  • Get leaks traced quickly
  • Find the breach before more patching
  • Test new membranes before covering them
  • Check trades protect the waterproofing

You receive a report showing where each breach was found, with photos. Pass it to your roofer to repair the breach points.

Act on leaks quickly. The longer water gets in, the more insulation and decking can be affected.
