How a roof leak investigation works in Thorpe

Moisture readings and thermal imaging are used where they’re useful. Moisture readings show which materials are wet. Thermal imaging shows temperature differences that can point to wet areas, not water itself, so we confirm what it suggests with moisture readings. Thermal imaging is part of the Premium Survey, and moisture detection comes with Standard. The best thermal results come after a sunny day, with a dry roof and little wind. Typical surveys look at drips from nail tips in a cold loft and wet patches on loft insulation, on the roof space, flat roof details and rooflights and dormers.

For a small place like Thorpe, the inspection is the same as anywhere: we simply plan the journey and access ahead. It helps to know where the water appears, in what weather, and what you’ve seen outside, along with any repairs done before. If you have photos of the water coming in, they help as well.

The report records the leaking roof as we found it on the day. It is useful straight away, and a good reference for later, like when you want to compare after future work.

Different roofs, different checks

Flat roof upstands and outlets

Flat roof water can travel under the covering before it shows. Moisture readings and thermal imaging can help narrow it down where conditions suit.

Parapet and box gutters

Linings, joints and outlets are inspected wherever it is safe.

Roof leak investigations in Thorpe: local notes

With Botleys Mansion about 2.5 miles south, Thorpe sits in an area with a long building history. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. The covering and its details give the first clues when tracing where water is coming from.

If you own a rental within reach of Virginia Water station, tracing a leak quickly matters when a tenant is living with it. The streets around a church like Church of St Mary are often among the oldest in a place, and if you own one of the older houses nearby, old mortar, worn lead and slipped slates are the usual suspects when water gets in.

Thorpe is about 2 miles south-east of Egham, in Surrey. Thorpe is part of the area we cover across London and South East England. Across Surrey, we cover Thorpe. For surveys nearby, see our Guildford page.

All of TW20 is within our area for roof leak investigations, from the main roads to the quietest streets. That includes homes and businesses on Village Road, Western Avenue and Midway Avenue and the roads around them. Being close to the B388, Thorpe is easy for us to reach. If you are just outside Thorpe, we cover Thorpe Green (1 mile south-west), Stroude (1 mile west), Egham Hythe (1 mile north), Penton Hook (1 mile east) and Virginia Water (1 mile west). We also work in nearby towns such as Guildford (11 miles south), Woking (7 miles south), Camberley (10 miles south-west), Epsom (12 miles south-east), Ewell (13 miles east) and Walton-on-Thames (6 miles east).

Not far away are Gracious Pond and Manor Lake.

Before and after the survey

Here are a few things we’d tell any owner:

  • Note the weather when the leak shows
  • Keep a photo record of the damp patch
  • Mention any plumbing above the damp area
  • Keep water away from lights and sockets

If the leak turns out to be condensation, the report says so, and suggest how the roof space could be better ventilated. It saves chasing a leak that isn’t there.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. In total, it takes about one to two hours for most homes, though a hard-to-trace leak can take longer. Cottages and farmhouses around Thorpe frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen, and anything we can’t see is noted.

  1. You get in touch with details of the leak and any photos.
  2. Inside, we check the damp area and the loft space above it.
  3. Likely entry points outside are looked at, from flashings and valleys to gutters and outlets.
  4. Moisture readings and thermal imaging are used where they help.
  5. You receive a written report with photos showing the likely source and what needs attention.

Should I look at the roof myself first?

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

It is useful to keep a record: when leaks happen, ground-level photos and any past roof work. Send it with your enquiry, as it helps us focus the survey.

Signs you need a roof leak investigation in Thorpe

Chimneys can let water in by several routes. Water can enter through crumbling mortar, cracked flaunching, worn flashings or uncapped pots. The damp may appear on a chimney breast, a ceiling or in the loft.

A survey can pick up problems such as:

  • Damp underlay across a wide area
  • Leaks at a dormer or roof window
  • A leak that comes and goes with the weather
  • Water through the ceiling under a flat roof

Trees in and around Penton Park shed leaves that can end up in nearby gutters, and blocked gutters overflow and soak walls.

Questions to ask before booking

  • How long they’ve been surveying roofs
  • Whether VAT is in the quoted price
  • What the survey will not cover
  • Whether the loft is part of the inspection

Thorpe questions

Is my home in Thorpe listed or in a conservation area?

We can’t confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Do you carry out roof surveys in Thorpe?

Yes, Thorpe is within the area we cover. We cover the whole of London and South East England. Just phone 07833 053749 or send us an email and let us know about the property.

How do I arrange a roof leak investigation in Thorpe?

It is easiest to phone 07833 053749 or send us an email. Let us know the address and a little about the roof, and we will take it from there. We survey on weekdays, Saturdays and Sundays.

What insurance do you have?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

Do you test for asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it, with a recommendation to have a specialist asbestos surveyor check before it’s disturbed.

Does the report include photographs?

Yes. Photos are part of every report, so you can see exactly what each finding refers to.

What should I do before you arrive?

Keep a note of when it leaks. Clear access to the loft. If water is near any fittings, have an electrician check them.
