Wind, rain and roofs in Virginia Water

With Botleys Mansion about 2.5 miles south-east, Virginia Water sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Different coverings let water in at different points, which shapes where the search starts.

If you live in an older home near Christ Church, lead flashings, valleys and old chimneys are typical places for water to get in. Trees in and around Riverside Walk shed leaves that can end up in nearby gutters. Anyone responsible for a site like Trumps Green Infant School will know that on a building that size, finding the source of a drip means looking well beyond the stain.

Virginia Water is about 2 miles south-west of Egham, in Surrey. Bookings from Virginia Water are handled just like any other: get in touch, agree the price and pick a day. Virginia Water is one of the places in Surrey where we work. You can also see our page for Guildford.

Roof leak investigations for homes and businesses in Virginia Water

Some ‘leaks’ aren’t leaks at all. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Telling the two apart matters, because they need very different work. We check the pattern of damp, the weather and the ventilation before reaching a view. Common reasons to book are damp ceilings under a flat roof and water dripping from rafters or underlay, across slate and tile slopes, the roof space and valleys and parapet gutters.

In older homes around places like Virginia Water, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there’s little to stop it reaching the ceiling. Finding where it gets in, and whether it is old wear or new damage, decides what comes next. In the loft, damp battens or wet insulation are frequently the first clues.

The report does not just list problems. It explains what we found, why it matters and what we recommend, so you can decide what to do next.

Your questions about roof leak investigations in Virginia Water

Will you come out to Virginia Water?

We do. Villages and rural addresses get the same survey as a town house.

Is my home in Virginia Water listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Why is the stain in a different place from the leak?

Water rarely drops straight down. It can follow a timber or the underlay a long way first, so the stain may be some distance from where it gets in. That’s why we trace the route rather than patching above the stain.

Can you always find the source?

Not always, and we will be honest about that. Water can travel a long way, and some leaks only show in particular storms. Where the source is not certain, we list the likely routes in order.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

How long have you been surveying roofs?

Over 20 years and more than 5,000 surveys.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we’re not structural engineers and do not carry out calculations. If we think you need an engineer, the report says so.

What happens on the day

There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes roughly 1–2 hours on an ordinary house, or half a day or so for a commercial building. For a survey in Virginia Water, we agree the time, the access and parking before the day. Weekday and weekend visits are both possible. If there are outbuildings or garages you want looked at, mention them.

  1. We help you choose the package that suits the leak.
  2. We agree a date, including weekends.
  3. We inspect inside and out, starting from the stain.
  4. Where it is useful and included, we take moisture readings and use thermal imaging.
  5. The report explains the likely entry point and what needs attention.

Before the survey

Should I look at the roof myself first?

It helps to keep a record: dates of leaks, photos from ground level and any work done on the roof. Share it with us when you book and it will help the survey.

A DIY look is useful, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are frequently out of sight, and those are details a survey looks at closely.

Tips from our surveys

Some practical points come up on survey after survey. They’re worth knowing whatever the roof:

  • Don’t touch fittings that water is reaching
  • Put a bucket under the drip and move valuables
  • Let us know what has already been tried
  • Do not climb onto the roof to look

If the leak turns out to be condensation, the report says so, and suggest how the loft space could be better ventilated. It saves chasing a leak that is not there.

After a downpour, look in the roof space with a torch, keeping to boarded areas. Look for drips, damp patches and stains on timbers. Photograph anything new.

What this survey cannot tell you

It’s useful to know what a survey won’t do before you book:

  • Defects hidden under coverings or inside walls without opening up
  • Putting the leak right
  • Leaks that only appear in weather we cannot recreate

Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we’ll tell you before booking. What a survey covers and does not.

Roof types and parts we check

  • Rooflights and dormers
  • Valleys and parapet gutters
  • Slate and tile slopes
  • Flat roof details
  • The roof space
  • Lead flashings
  • Chimney stacks

Why get it checked now?

Patching the spot above the stain frequently does not work. The real way in may be a metre or more away. An investigation finds the likely cause first. With lower homes, common in places like Virginia Water, there’s little between a roof defect and the ceiling, so water can show inside quickly once it gets past the covering. Catching the cause first saves redecorating as well.

There are three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. The price for your roof depends on its size, access and what you’d like to know.
