Gutter survey in Virginia Water

Gutters carry rain off the roof and away from the walls. When they block, leak or lose their fall, the water goes where it shouldn’t, often down the brickwork or into the building. Our survey looks at the whole rainwater system above ground, from eaves gutters and valleys to outlets, hoppers and downpipes. You get a report with photos. We’re frequently asked to look into brackets that have dropped or snapped and rotten fascias or stained soffits, across fascias and soffits, downpipes and parapet and box gutters.

Trees around homes in smaller places like Virginia Water drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls, and moss holds water against tiles. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

The written findings come by email, ready to forward to whoever needs them. Turnaround is within 48 hours for Basic, 24–48 hours for Standard and same day for Premium.

Virginia Water homes and their roofs

In Surrey, older roofs are frequently handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. The wider area around Virginia Water has a long history of building, with Botleys Mansion about 2.5 miles south-east. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you own a rental within reach of Virginia Water station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. For site and facilities teams at buildings such as Trumps Green Infant School, a written record of a large roof helps plan work for the holidays rather than in term time. If you live near a park such as Riverside Walk, or anywhere with mature trees, autumn leaves can block gutters and valleys, and blocked gutters overflow and soak walls.

Should I look at the roof myself first?

During heavy rain, look at the gutters from the ground or a window. Overflowing water can be a sign of a blockage or a gutter that has dropped.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

Tips that help

Over many surveys, some simple habits stand out:

  • Check from the ground or a window, not a ladder
  • Watch ceilings under valley gutters for fresh marks
  • Check that downpipes are firmly fixed to the wall
  • Include valley, parapet and box gutters when clearing

The report comes with photos and clear written recommendations. You can pass it to whoever you choose to do the work so they know what needs doing.

Hidden gutters need clearing too. They block in the same way as the gutters you can see but they’re much harder to spot, so ask for them to be included when gutters are cleared.

Questions from Virginia Water

I let a flat near Virginia Water station. Can you check the roof?

Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.

How do I find out if my home in Virginia Water is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you are planning to re-roof in a different material.

Will you check if gutters are causing damp inside?

Leaking gutters and downpipes are a common cause of damp walls, and the survey looks for that. If the cause looks like something else, the report says so, based on what we can see.

What’s the best way to book?

To arrange a survey, phone 07833 053749 or email us with the address, the type of property and what’s prompted the survey. We will confirm the price and agree a day with you.

Can you survey a shared roof?

Yes, if the building owner or managing agent agrees access. We look at the parts we are given access to.

How many surveys have you done?

We have completed more than 5,000 surveys, over more than 20 years, with 98% customer satisfaction.

What do I do with the report?

The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.

How it works

We photograph the roof as we go, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it is applicable and the weather allows. Most surveys take roughly 1–2 hours for most homes, and longer where there are parapet, valley or box gutters to follow. A visit to Virginia Water is planned like any other: the time, the access and where to park are agreed ahead of time. Weekday and weekend visits are both possible. Let us know about any garages, outbuildings or extensions you want included.

  1. First, you tell us what you’ve seen, such as overflows or damp.
  2. The eaves gutters, downpipes and fascias are looked at from ground level and vantage points.
  3. We check hidden gutters, such as valleys and parapets, where it is safe to see them.
  4. Where the loft can be reached safely, we check it for staining or damp.
  5. The findings are written up with photos and recommendations.

How to prepare

  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at
  • Have any paperwork from past roof work to hand

Leave it or get it looked at?

Damp walls are sometimes blamed on the wrong thing. If a leaking gutter or downpipe is the source, other work on the wall will not stop it. Checking the gutters first helps you spend in the right place. Around Virginia Water, leaves and moss in gutters lead to overflowing water and damp walls. It’s easy to sort the cause early and slow to dry a damp wall.

What affects the cost of gutter surveys

All our prices include VAT. What changes the price is:

  • The roof’s overall size
  • Any need for thermal images or a drone flight
  • How complicated the roof is, with its valleys, chimneys and parapets

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

What we need to know

If you can, have these to hand when you contact us:

  • Any marks or damp showing indoors
  • The property’s address and postcode
  • Dates you’re working to, such as exchange
  • Why you want a survey: buying, a leak, a storm or new work

Buyers should book once an offer has been accepted, so there is time to use the report before exchange. For any other survey, just ring 07833 053749 or send us an email when you are ready.

Different roofs, different checks

Fascias and soffits

Some older soffits may contain asbestos. Any we think could be are flagged so a specialist asbestos surveyor can check them before they’re disturbed.

Box and secret gutters

Box gutters sit within the roof or behind a wall and when it overflows, water can get indoors. We check them where they can safely be seen.
