How a roof survey works in Virginia Water
The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it is relevant we say what’s urgent and what can wait. The Standard Survey adds moisture detection, a structural check and a follow-up consultation. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Reports are sent by email. We survey flat roofs, ridges, hips and valleys and the roof space, and common reasons people get in touch are condensation or damp timbers in the loft and flashings that have come away from the wall.
Around Virginia Water, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. On older homes, chimney stacks, valleys and gutters are usually where the work is. Nails and battens under older coverings often give out before the slates or tiles themselves.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

The survey, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll take it from there. The survey itself takes about one to two hours for a house; commercial roofs usually need 3–4 hours. Some parts of a survey depend on the weather, so a visit to Virginia Water is booked with the forecast in mind: drone flights and thermal imaging need the right conditions, while a look from the ground and the loft can go ahead in most weather.
- You let us know about the property and any concerns.
- A visit is booked for a weekday or a weekend.
- The roof is inspected from ground level, windows, the loft and the roof itself where it is safe.
- Every part of the roof is checked and photographed.
- You receive a written report with photos and recommendations.

Advice
Roof surveys around Virginia Water
Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Botleys Mansion, about 2.5 miles south-east, is one of the historic houses in the wider area around Virginia Water. Older roofs in the wider area can hide decades of patch repairs, so the detail matters.
Take a building like Trumps Green Infant School: large buildings have long gutter runs and big roofs that need checking like any other. Homes near green spaces such as Riverside Walk can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

What a roof survey does not cover
Every survey has limits, and it is better to know them up front. Bear these in mind:
- Structural calculations (that’s a structural engineer’s job)
- Walls, floors and services below the roof
- Whether materials contain asbestos (that needs a specialist asbestos surveyor)
If you’re not sure which survey you need, phone 07833 053749 or email us and we’ll give you a straight answer before you book. What our survey covers.

Virginia Water: your questions answered
I let a flat near Virginia Water station. Can you check the roof?
Yes, that’s a common request. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.
Will you come out to Virginia Water?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. Longer journeys are simply planned in advance.
How long does the visit take?
Allow about 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. We’ll confirm what to expect when we arrange the visit.
Can you survey a shared roof?
Yes, if the freeholder or managing agent agrees access. We check the parts we are given access to, and the report makes that clear.
Which days do you carry out surveys?
Surveys can be booked for any day of the week: Monday to Friday, Saturdays and Sundays. Let us know which days suit you as you book.
What insurance do you have?
Our surveys are covered by professional indemnity and public liability insurance. If you need details for a managing agent or a building owner, just ask.
Can you survey a roof I share with a neighbour?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.
Signs you need a roof survey in Virginia Water
Not every roof problem comes from outside. A badly ventilated loft collects condensation, and the damp gets into timbers and insulation. It can look like a leak.
It is worth booking a survey if you’ve seen:
- Leaning or weathered chimney stacks
- Condensation or damp timbers in the loft
- Standing water on a flat roof
- Lifted, split or missing lead flashings
The streets around a church such as Christ Church are often among the oldest in a place, and if you own one of the older houses nearby, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.
What to check before booking
- How they plan to inspect the roof safely
- Whether they hold professional indemnity and public liability insurance
- How soon the report will arrive
- Whether the inside of the roof is included
Why it’s worth a survey now in Virginia Water
Hidden gutters and valleys can fail without warning. When they do, water comes straight into the house. We check them before they cause trouble. Homes in smaller places like Virginia Water can face more weather, so a loose ridge or verge soon lets rain in. Each storm lifts it a little further, and water follows.
Every price we give includes VAT. Roof survey starts from £150, including VAT. You will know the exact price before you book.
