What we are asked to look at in Virginia Water

A stack takes the weather from every direction. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. People normally call us when they notice damp or a problem with the stack, or before a purchase.

We are often asked to look at:

  • Spalled or crumbling bricks
  • Mortar washing out of the joints
  • A chimney out of line
  • Damp on a chimney breast inside

Living close to Riverside Walk is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls.

What to check before booking

  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • How they plan to inspect the roof safely
  • What the report includes, and whether it has photos
  • When you’ll get the report

What to expect from a roof survey

Chimney survey in Virginia Water

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a report with photos and our recommendations. We are often asked to look into frost-damaged brickwork on the stack and pots or cowls that look unsafe, across flaunching, shared and party-wall stacks and lead flashings.

In a smaller place like Virginia Water, some roofs stand more exposed to wind and rain than in a built-up town. That weather tells first on ridges, verges, chimneys and flashings. Checking those edges shows whether anything has begun to work loose before it lets water in. A loose ridge tile or slate gives the wind something to catch, and others soon follow.

We keep jargon out of it: if work is needed, the report says so clearly.

Chimney surveys in Virginia Water: local notes

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look. About 2.5 miles south-east lies Botleys Mansion, a reminder of how long the area around Virginia Water has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and any change of roofing material on a listed home needs checking with the council first.

If your home is one of the older ones in the streets near Christ Church, its chimney, valleys and lead work are likely to be the parts that need attention first. If you own a rental within reach of Virginia Water station, the gap between tenancies is a good time to have the roof looked at.

Virginia Water is about 2 miles south-west of Egham, in Surrey. If you’re in Virginia Water, booking works exactly as it does anywhere else: get in touch, agree the price and pick a day. Virginia Water is one of the places in Surrey where we work. There is also a page for Guildford.

Why it is worth a survey now in Virginia Water

Damp in a chimney breast usually gets worse while the cause is left. It can stain walls and damage plaster. Finding the cause means the right work can be planned. Arranging work in a smaller place like Virginia Water is easier with notice than in an emergency. Knowing early gives you time to get the right people in.

What happens on the day

We don’t take risks to get a closer look. We inspect whatever is safely visible, and anything we can’t see is noted in the report. Most visits take an hour or two for most homes, a little longer where there are several stacks. A visit to Virginia Water is planned like any other: the time, the access and where to park are agreed ahead of time. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. First we talk through the stacks, their history and any problems.
  2. We look at every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the roof space.
  5. You get a written report with photos and recommendations by email.

Preparing for the visit

  • Leave a clear route to the loft
  • Keep pets inside or away from the areas we are looking at
  • For a flat or shared roof, check access with the freeholder or managing agent

Tips that help

Most of what helps is simple and safe from the ground. A few suggestions:

  • Use a Gas Safe registered engineer for gas appliances
  • Keep the report to compare against at the next survey
  • Ask about consent before removing a chimney on an older property
  • Photograph damp patches with the date

If the report recommends a structural engineer, a sweep or a Gas Safe registered engineer, it will say why. It gives them a clear starting point.

Check your stacks from the street or garden after a storm. Binoculars help you spot loose pots, missing mortar or lifted flashings.

Questions from Virginia Water

Do you cover smaller places like Virginia Water?

Yes, smaller places are covered as well as towns. Our area covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Does a conservation area affect roof work in Virginia Water?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Which parts of the chimney do you look at?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. We also check chimney breasts and the stack in the loft space where we can reach. Everything is written up with photos.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Is a chimney survey the same as a flue inspection?

No. We survey the stack and its weathering, not the flue. For the flue, you’ll need a sweep or, for gas, a Gas Safe registered engineer.

Which days do you carry out surveys?

Visits run seven days a week in the daytime. Let us know your preferred days when booking.

What’s the best way to book?

Just ring 07833 053749 or send us an email with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

DIY checks: what’s safe

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.

For landlords and managing agents

Landlords, agents and building managers in Virginia Water and across Surrey can book any of our surveys. For a price for a let property or a block, phone 07833 053749 or send us an email.

We also survey roofs for businesses and commercial landlords. Larger roofs take longer, and they’re priced for the size.
