Chimney survey in Egham Wick: what you get

Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there is access. A drone inspection is part of our Premium Survey where it applies. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. We survey lead flashings, brick chimney stacks and chimney breasts, and common reasons people get in touch are cracked or missing flaunching and eroded joints in the brickwork.

Older buildings in small places like Egham Wick may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials such as clay tiles, slate and stone are often matched when work is done.

It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

FAQs for Egham Wick

Do you cover smaller places like Egham Wick?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Is my home in Egham Wick listed or in a conservation area?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you climb onto every roof?

Only when it’s safe. Some roofs are too steep or fragile to walk on safely. We use safe viewpoints, the loft space and a drone where applicable.

Do you need to go on the roof to check the chimney?

Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the roof space. Our Premium Survey includes a drone inspection where applicable. We note anything we couldn’t see.

Does this replace a RICS home survey?

No. This is a survey of the roof only, so it is not a RICS Level 2 or Level 3 survey. Many buyers have both.

What do you check on a chimney?

We check the pots, cowls, flaunching, pointing, brickwork and flashings. Inside, we look for damp on chimney breasts and in the loft where there’s safe access. Everything is written up with photographs.

How long does the survey take?

That depends on the size and shape of the roof; most visits take roughly 1–2 hours for a house, though large, tall or awkward roofs take more time. The report is sent afterwards by email.

Leave it or get it looked at?

A leaning stack should be looked at sooner rather than later. We record its condition and recommend a structural engineer where needed, so you can decide what to do next. Where a roof is exposed, as many are in small places like Egham Wick, driving rain gets into any weakness, and damp in older walls is slow to dry out.

Prices start from £150, with VAT included, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both with VAT included. You’ll know the price for your roof before booking.

The survey, step by step

The visit normally starts outside and finishes in the loft: outside views come first, then the loft space if there is safe access. In total, it takes about one to two hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Egham Wick often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. You receive a written report setting out what needs attention first.

Preparing for the visit

  • Point out any leaks or damp patches
  • Buyers: confirm access with the estate agent or seller
  • If the roof is shared, arrange access with whoever manages the building

Chimney surveys around Egham Wick

The wider area around Egham Wick has a long history of building, with Frogmore House about 3.6 miles north. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

For site and facilities teams at buildings like St Cuthbert's Catholic Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If you live in an older home near Church of Saint Simon and Saint Jude, its chimney, valleys and lead work are likely to be the parts that need attention first.

Useful tips for Egham Wick property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Have brackets on the chimney checked
  • Check your stacks from ground level after strong winds
  • Note any damp on chimney breasts and when it appears
  • Have the flue swept and checked if you use the fire

The report is emailed to you, ready to share with a roofer or builder. We use plain English and a photo for each defect so anyone reading it can see what we saw.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Signs you need a chimney survey in Egham Wick

Some owners book because a chimney breast has been removed below and they want to know about the stack above. We record what we can see in the loft and outside, and the report recommends a structural engineer if support is a concern.

Things that often lead to a survey include:

  • Damaged chimney pots and cowls
  • Disused chimneys trapping moisture
  • Mortar washing out of the joints
  • Cracked or missing flaunching

Landlords with a home close to Virginia Water station may find that knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.
