Landlord roof surveys for Egham Wick homes and businesses

Landlord roof surveys for homes and businesses in Egham Wick

Our landlord and block roof surveys cover Egham Wick and the rest of London and South East England. Time on site usually takes about one to two hours on an ordinary house, with bigger or more complicated roofs taking longer. We inspect from ground level, vantage points, the roof space and the roof where it’s safe, and by drone where it is applicable. A written report with photos follows. We survey blocks of flats, flat roofs on blocks and gutters and downpipes, and people most often book us about flashings that have come away and missing or loose roof coverings.

Somewhere as small as Egham Wick, homes are frequently older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. Chimneys and lead flashings on old roofs often need the most attention.

Nothing in the report is left vague: where something needs attention, it says so plainly, along with how urgent it is.

What a survey costs

Survey packages start from £150, including VAT. The price for your roof depends on:

  • Whether thermal imaging or a drone is needed
  • The roof’s overall size
  • Extra roofs, like extensions, dormers or garages
  • Basic, Standard or Premium

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, with VAT included. We can help you choose the package that fits what you’d like to know.

What to tell us when you get in touch

The more you let us know, the easier it is to price the survey. When you contact us, it helps to mention:

  • Any photos you have, taken from ground level or a window
  • Access details, like a loft hatch or a shared roof
  • The style of property, from a terrace to a block
  • Dates you’re working to, such as exchange

Prices start from £150, including VAT. What you pay depends on the roof’s size, access and the package, and you can phone 07833 053749 or drop us an email to find out.

How the survey works

On the day, we start by asking what you’ve noticed and what you’d like to know. After that, we look at everything we can see safely, from the ground, from windows, in the loft space and by drone where applicable. Most surveys take between one and two hours on an ordinary house, and longer for a large or complex roof. Older rural homes like those around Egham Wick can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. We start with what you know about the building and its history.
  2. We let you know which flats and hatches we need to reach.
  3. We check coverings, flashings, gutters and chimneys where they can be seen.
  4. We note what couldn’t be seen as well as what could.
  5. Findings and recommendations are set out with photos.

How to prepare

  • Unlock side gates and any roof access doors
  • Clear the way to the loft hatch
  • Point out any leaks or damp patches

Surveys for landlords and agents in Egham Wick

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait.

A roof problem in a let property affects your tenants as well as the building. A survey shows what needs attention, so you can plan the work.

When to book a survey in Egham Wick

Agents and freeholders have budgets to set. Without a recent survey, it’s hard to know what the roof needs and how soon.

Problems we come across frequently include:

  • Mortar falling from ridges and verges
  • Leaking joints at party walls
  • Splits and blisters in flat roof coverings
  • Slipped or missing slates and tiles

For an older house near a landmark like Church of Saint Simon and Saint Jude, its chimney, valleys and lead work are likely to be the parts that need attention first.

Questions to ask before booking

  • Which limits apply to the survey
  • What happens after the report arrives
  • Is VAT included in the price?
  • How soon the report will arrive

What a roof survey includes

Tips from our surveys

These tips come from what we see on roofs every week:

  • Keep the loft hatch clear and reachable
  • Hold on to old reports to compare later
  • Survey the roof on a regular cycle
  • Check your lease or ask a solicitor about who pays

How soon the report arrives depends on the package: within 48 hours for Basic, 24–48 hours for Standard and the same day for Premium. Agents frequently choose the package that suits the building.

Act on urgent items in the report first and schedule the others. Small roof defects tend to grow.

What happens if roof problems are left?

Budgets work best when they’re based on the roof’s actual condition. A survey shows what needs attention now and what can be planned for later, so spending can be spread sensibly. In a small place like Egham Wick, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. The price is confirmed before booking.

Egham Wick questions

Is Egham Wick within the area you cover?

Yes, Egham Wick is on our map. Villages and rural addresses get the same survey as a town house.

How do I find out if my home in Egham Wick is listed?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Which days do you carry out surveys?

We carry out surveys on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or email us.

Do you need access to all the flats?

We may do. Where the loft or roof can only be reached through a home, we’ll need to go in, so residents need notice.

Will you check the loft?

If it is needed and safe to reach, yes. Inside, we look for damp, staining, gaps and sagging, as far as the space allows.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first. Mention it when you get in touch and we will explain what’s needed.

What does a block roof survey cost?

Our packages start from £150 for Basic, £250 for Standard and £400 for Premium, including VAT. Larger buildings are priced to suit. Just phone 07833 053749 or send us an email for a price.

Landlord roof surveys in Egham Wick: local notes

The wider area around Egham Wick has a long history of building, with Frogmore House about 3.6 miles north. If you own one of the older houses, expect a mix of original materials and later repairs on the roof. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls.
